Job summary

Circet Ireland & UK is seeking an experienced Commercial Manager to join the growing commercial team, supporting data centre fit-out projects across the UK, Ireland and mainland Europe. Working alongside the Commercial Lead, you will own the commercial management of live projects and support major bids from tender through final account.

Qualifications

• Experience in construction/telecommunications/data centre fit-out environments.
• Experience managing project commercials from award through final account.
• Strong understanding of commercial contract administration and contractual risk.

Responsibilities

• Manage the commercial cycle across projects, including valuations, change control, EOTs, retention and final accounts.
• Prepare and maintain cost reports, cash flow forecasts and commercial trackers.
• Monitor margins, commercial performance and cash flow; provide regular reporting to leadership.
• Manage subcontractor commercial relationships, payments, variations and close-out.
• Review contracts, NDAs and framework agreements; identify risks and opportunities.
• Prepare contract redlines and internal commercial briefings.
• Support subcontract drafting and ensure proper flow-down of contractual terms.
• Collaborate with clients, main contractors and legal teams on negotiations.
• Provide commercial input during tender/bid processes; assess risk and exclusions.
• Prepare and negotiate changes and disruption claims.
• Support delay analysis and substantiation of claims with project records.
• Ensure timely commercial notices and communications.
• Identify and mitigate commercial risks throughout the project lifecycle.
• Build strong relationships with clients, main contractors, subcontractors, and delivery teams.
