Lumen Search is seeking an experienced Project Manager to lead a €4M healthcare fit-out in Kilkenny. The role is site-based, overseeing mobilisation, delivery, and handover, with emphasis on quality and regulatory compliance.

Ideal candidates have 5+ years delivering healthcare or high-spec fit-out projects, strong leadership, and proven ability to manage complex programmes, costs, and stakeholders throughout the project lifecycle.

Qualifications

• 5+ years' experience as a Project Manager delivering fit-out or refurbishment projects.
• Experience delivering healthcare, medical, or high-spec fit-out projects is preferred.
• Proven ability to manage subcontractors, programmes and quality on complex projects.

Responsibilities

• Take full responsibility for delivery of the healthcare fit-out project from start to finish.
• Manage site operations, subcontractors, and suppliers to ensure safe, high-quality delivery.
• Coordinate works across trades including M&E, partitions, ceilings, flooring and joinery.
• Develop the construction programme, monitor progress, and manage costs with the commercial team.
• Lead quality control, inspections, and close-out, ensuring regulatory compliance.
• Act as main client liaison, chair site meetings, and manage design queries and approvals.
• Oversee commissioning, certification, and final handover including O&M docs.

Role Overview

An experienced Project Manager is required to lead the delivery of a €4M healthcare fit-out project in Kilkenny. This role is site-based and will oversee all aspects of project delivery from mobilisation through to completion and handover.

The project involves high-quality clinical fit-out works, requiring strong attention to quality, compliance, coordination, and programme control. Previous experience delivering healthcare, medical, or technically complex fit-out projects is highly desirable.

Key Responsibilities

Project Delivery & Leadership

• Take full responsibility for the delivery of the healthcare fit-out project from start to finish.
• Manage site operations, subcontractors, and suppliers to ensure safe, high-quality delivery.
• Coordinate works across all trades including M&E, partitions, ceilings, flooring, joinery, and specialist healthcare installations.

Programme & Cost Control

• Develop and manage the construction programme, ensuring key milestones are achieved.
• Monitor progress, identify risks, and implement recovery measures where required.
• Track costs, variations, and change control in conjunction with the commercial team.

Quality, Compliance & Safety

• Ensure all works comply with healthcare standards, building regulations, and project specifications.
• Lead quality control, inspections, snagging, and close-out.
• Maintain a strong health & safety culture on site and ensure compliance with all statutory requirements.

Client & Stakeholder Management

• Act as the main point of contact for the client, design team, and consultants.
• Chair site meetings and coordinate design queries, RFIs, and approvals.
• Ensure clear communication with all stakeholders throughout the project lifecycle.

Handover & Close-Out

• Manage commissioning, certification, and final handover to the client.
• Ensure O&M manuals, as-built drawings, and compliance documentation are completed.
• Support defects liability period as required.

Ideal Candidate Profile

Experience

• 5+ years' experience as a Project Manager delivering fit-out or refurbishment projects.
• Experience delivering healthcare, medical, laboratory, or high-spec commercial fit-out projects strongly preferred.
• Proven ability to manage subcontractors, programmes, and quality on technically complex projects.

Skills
