Reporting to the Construction Director, you will manage pre-construction through completion, coordinate commercial and design teams, and drive safe, compliant project execution across a busy pipeline.

Contracts Manager Construction – Residential Developer
Location: Dublin

We are currently recruiting an experienced Contracts Manager to join a well-established residential developer delivering a strong pipeline of large-scale housing and apartment developments across Dublin.

This is a senior position suited to an experienced construction professional who can take responsibility for multiple projects, lead site teams and ensure developments are delivered safely, on programme, within budget and to a high standard.

As Contracts Manager, you will oversee a number of residential projects from pre-construction through to completion, working closely with the Construction Director, Project Managers, Site Managers and Commercial teams.

Key Responsibilities
  • Oversee the delivery of multiple residential construction projects across Dublin.
  • Manage and support Project Managers, Site Managers, Engineers and site teams.
  • Ensure projects are delivered safely, on time, within budget and to the required quality standards.
  • Develop and monitor construction programmes and key project milestones.
  • Coordinate subcontractors, consultants, design teams and suppliers.
  • Work closely with the commercial team on budgets, procurement, variations and cost control.
  • Identify potential programme, design or commercial risks and implement solutions.
  • Chair regular project and progress meetings.
  • Maintain strong relationships with clients, consultants, local authorities and other stakeholders.
  • Ensure all projects comply with relevant health & safety, building regulations, BCAR and company procedures.
  • Support project teams with technical, contractual and operational issues.
  • Provide regular progress reports to senior management and the Construction Director.
Requirements
  • Minimum 8–10 years' construction experience, ideally within residential development or main contracting.
  • Previous experience operating at Contracts Manager, Project Director or Senior Project Manager level.
  • Strong knowledge of construction methods, programming, commercial management and project delivery.
  • Excellent leadership and people-management skills.
  • Strong communication and stakeholder-management ability.
  • Ability to manage several projects and project teams simultaneously.
  • Degree or trade background in Construction Management, Engineering
