BALIMMO DEVELOPMENT GROUP is seeking a technically skilled engineer to inspect, maintain, and repair Civil, Mechanical, Electrical, and Plumbing (MEP) systems across its villas. You will identify defects, report findings, and coordinate with contractors for major repairs while ensuring safety and quality standards are met.
The role requires a diploma or bachelor in engineering, strong MEP knowledge, and good English to communicate with international partners.
Responsible for the inspection, maintenance, and repair of all Civil, Mechanical, Electrical, and Plumbing (MEP) systems across the company's villas.
Ensure that all buildings, facilities, and utilities are maintained in excellent condition and comply with company quality and safety standards.
Identify, assess, report, and follow up on any defects, damages, or maintenance requirements affecting the property's structure or MEP systems.
Conduct routine inspections of all villa areas, including walls, ceilings, floors, roofs, doors, windows, balconies, terraces, swimming pools, fences, gates, pathways, and other structural components.
Inspect for cracks, water seepage, moisture, mold, peeling paint, corrosion, and other structural defects.
Inspect plumbing systems, including water supply lines, drainage systems, sewage lines, water pumps, water heaters, septic tanks, and related utilities.
Inspect and maintain electrical systems, including high-voltage and low-voltage installations, electrical panels, circuit breakers (MCBs), lighting, power outlets, CCTV, internet systems, and other supporting equipment.
Respond promptly to maintenance requests from the Villa Manager, Operations Manager, or other departments.
Perform minor repairs independently whenever possible and coordinate with contractors or external vendors for major repair works.
Maintain a clean, organized, and safe working environment after completing maintenance activities.
Possess a solid understanding of Civil Engineering principles as well as Mechanical, Electrical, and Plumbing (MEP) systems.
Understand plumbing layouts, piping routes, installation methods, and be capable of troubleshooting plumbing-related issues.
Diagnose the causes of water stains, wall discoloration, dampness, seepage, or leaks and recommend effective corrective solutions.
Investigate and resolve hidden water leaks using systematic inspection and troubleshooting methods while minimizing damage to the building structure.
Perform preventive maintenance on building structures and MEP systems to reduce operational risks and extend equipment lifespan.
Ensure all repair and maintenance work complies with technical specifications, company standards, and workplace safety regulations.
Coordinate with the Villa Manager, Operations Manager, contractors, vendors, and other relevant departments to ensure maintenance work is completed efficiently.
Supervise contractors and vendors to ensure all work meets approved drawings, specifications, quality standards, and project timelines.
Provide recommendations for preventive maintenance and long-term improvements based on inspection findings.
Prepare regular inspection, maintenance, and repair reports.
Document defects and completed repairs with proper records and photographs for future reference.
Report critical issues that may impact villa operations and recommend appropriate corrective actions.
Diploma or Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, or a related field.
Strong understanding of Civil Engineering and Mechanical, Electrical, and Plumbing (MEP) systems.
Knowledge of plumbing systems, piping installation, and troubleshooting techniques.
Familiar with both high-voltage and low-voltage electrical systems.
Ability to read and interpret technical drawings, construction drawings, and MEP shop drawings is an advantage.
Strong analytical thinking, troubleshooting, and problem-solving skills.
Good understanding of Occupational Health and Safety (OHS/K3) standards.
Good command of spoken and written English to communicate effectively with expatriates, international contractors, vendors, and property owners.
Proficient in Microsoft Office applications (Word, Excel, Outlook); experience with maintenance management software is a plus.
Willing to work flexible hours based on operational requirements.
Available to respond to emergency maintenance situations outside regular working hours, including evenings, weekends, and public holidays.
Willing to travel between company properties and work on-site as required.
