Qualifications

• Bachelor's degree in Architecture or related field.
• Professional registration/licensure as Architect in Indonesia or internationally recognized.
• 5–7 years of architectural design experience, residential focus preferred.
• Proficiency in AutoCAD, Revit, SketchUp or BIM tools.
• Strong knowledge of Indonesian building codes and planning requirements.
• Ability to manage multiple projects and meet deadlines.
• Excellent communication and presentation skills.

About the role

We are seeking a talented and experienced Project Architect - Landed House to join our Project Architecture team on a full-time basis in Karawaci, Banten. This is a strategic role that will play a crucial part in the design and delivery of our landed house projects. As Project Architect, you will be responsible for translating our vision into exceptional architectural designs whilst ensuring compliance with building regulations, codes, and company standards. You will work collaboratively with multidisciplinary teams to deliver projects that meet both aesthetic and functional requirements, contributing significantly to the success of our residential developments.

Key responsibilities

Prepare, review, and develop architectural design concepts, drawings, and documentation for assigned projects from schematic design through construction documentation.

Ensure all designs comply with applicable building codes, zoning regulations, permits, and LippoLand's design standards and quality requirements.

Coordinate with internal teams, external consultants, and contractors to ensure design integration across architectural, structural, MEP, and landscape disciplines.

Review and approve shop drawings, material submittals, and design deviations proposed by contractors and consultants.

Conduct regular site visits to monitor construction progress, verify conformity with approved design and specifications, and resolve technical issues in the field.

Support project cost control by preparing design-related estimates, evaluating value engineering options, and ensuring designs remain within the approved budget.

Monitor project schedules and ensure design deliverables are issued on time to support construction and project milestones.

Liaise with authorities and consultants on permits, approvals, and other regulatory requirements.

Prepare and present regular design and project progress reports to management, including recommendations for improvement.

Maintain proper documentation and record‑keeping of all drawings, revisions, and design decisions.

What we’re looking for

Bachelor's degree in Architecture or a related discipline from a recognised institution

Professional registration or licensure as an Architect in Indonesia or internationally recognised equivalent

Minimum 5-7 years of professional experience in architectural design, with substantial experience in residential projects, particularly landed house developments

Proficiency in architectural design software including AutoCAD, Revit, SketchUp, or similar BIM tools

Strong knowledge of Indonesian building codes, regulations, and planning requirements

Demonstrated ability to manage multiple projects simultaneously whilst maintaining quality and meeting deadlines

Excellent communication and presentation skills with the ability to articulate design concepts clearly to diverse audiences

Strong analytical and problem‑solving capabilities with attention to detail

Experience in site coordination and construction administration

Team‑oriented mindset with the ability to collaborate effectively across disciplines
