Job summary

PT SURYA SEMESTA INTERNUSA TBK in Indonesia seeks a senior FP&A professional to drive land acquisition finance, modeling, and investment analysis. You will build robust financial models, perform DCF/NPV/IRR analyses, and prepare budgets and dashboards for executive review.

The role requires 3–7 years in FP&A or related fields, strong Excel/PowerPoint skills, and familiarity with SAP/Oracle ERP. Collaboration with multiple departments is essential to support strategic expansion and risk

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, Business Administration, Real Estate Finance, or a related field.
• Master's degree in Finance or MBA is an advantage.
• 3–7 years of FP&A, Corporate Finance, Investment Analysis, Property Development, Real Estate Investment, or Land Acquisition Finance.
• Experience in property development, industrial estates, infrastructure, plantation, mining, or consulting firms is preferred.
• Strong knowledge of financial modeling, DCF valuation, NPV, IRR, investment appraisal, capital budgeting, and cash flow forecasting.
• Proficiency in advanced Microsoft Excel and PowerPoint; familiarity with Power BI, Tableau, and ERP systems (SAP/Oracle) is an advantage.

Responsibilities

• Conduct financial feasibility studies and develop financial models for land acquisition opportunities.
• Perform DCF, NPV, IRR, payback period, and sensitivity analyses to evaluate investment returns and project profitability.
• Assess acquisition pricing, capital requirements, investment returns, and financial risks.
• Prepare annual and long-term land acquisition budgets and monitor expenditures against approved budgets.
• Monitor land banking costs, compensation payments, legal expenses, and transaction costs.
• Analyze budget variances and support cash flow forecasting and cost optimization.
• Support land acquisition strategies, land banking analysis, and long-term business expansion plans.
• Conduct market research on land prices, competitor activities, and economic and regulatory factors affecting land values.
• Prepare periodic financial reports, management dashboards, and KPI analyses.
• Present financial analyses and investment recommendations to management, the Board, and Investment Committee.
• Prepare meeting materials and maintain accurate Minutes of Meeting (MoM).
• Support financial due diligence, risk assessment, and compliance with investment policies and approval procedures.
• Collaborate with Land Acquisition, President's Office, Legal & Litigation, Finance & Treasury, and Project Development & Planning teams.
• Provide financial and commercial analysis to support acquisition negotiations, proposals, and investment approvals.
