Job summary

PT XLSMART Telecom Sejahtera Tbk seeks a seasoned Facilities & Operations Manager to ensure the safety, reliability, and efficiency of all company facilities and infrastructure in Jakarta. You will oversee maintenance planning, budgeting, and vendor relationships to support business continuity.

Key responsibilities include assessing facilities conditions, implementing maintenance programs, ensuring health, safety, and environmental compliance, and measuring KPIs to drive cost optimization

Qualifications

• Minimum 5 years of experience in Telecommunication or Building Management.
• Bachelor degree in Industrial Engineering; architectural background preferred.
• Experience handling external service partners, contractors and vendors.

Responsibilities

• Assess the condition of facilities, infrastructure, and equipment.
• Prepare and implement comprehensive maintenance plans and budgets.
• Verify adherence to health, safety, and environmental regulations.
• Measure KPIs related to efficiency, utility usage, and service response times.
• Draft SLAs and manage relationships with contractors and suppliers.

Job description

To ensure the optimal functionality, safety, and efficiency of all company facilities and infrastructure (workplace, building, fleet & employee necessities) at designated area, providing a conducive and productive environment for employees and business operations. This role is critical in maintaining the physical assets, managing operational costs, and ensuring compliance with all relevant health, safety, and environmental standards, thereby directly supporting the organization's strategic objectives and operational continuity.

Main Responsibilities:

• Assess the physical condition of all company facilities, infrastructure, and equipment to identify maintenance requirements, potential risks, and areas for improvement.
• Prepare & implement comprehensive maintenance plans, operational budgets, and resource allocation strategies for facility upkeep, repairs, and upgrades, align with company’s strategies.
• Verify adherence to all health, safety, and environmental regulations, as well as internal policies, to ensure a secure and compliant operational environment.
• Measure key performance indicators (KPIs) related to facility operational efficiency, utility consumption, and service request response times to drive continuous improvement and cost optimization.
• Draft service level agreements and manage relationships with external contractors and suppliers to ensure high-quality and cost-effective facility services and project execution.

Requirements:

• Major in Industrial Engineering is minimum requirements, but Architectural is preferred
• Minimum 5 Years experience in Telecommunication, Building Management roles
• External relationship with: Service Partner, Contractors & Vendors (service, maintenance, repairs), Building Owners, Managers & Representatives, Government Regulatory & Local Authorities, Utility Providers (electricity, water, waste management)
