Job summary

Upartners is hiring a Business Development & Expansion Lead (F&B) to drive outlet expansion from site sourcing through lease negotiation, fit-out coordination, and handover at opening. You will evaluate locations across key channels, define site criteria, and build compelling commercial cases with Finance.

The role requires 4–6 years of F&B or retail expansion experience, strong negotiation and relationship skills, and an established network with mall leasing teams.

Qualifications

• 4–6 years of relevant experience in F&B or retail expansion, leasing, business development, or outlet development.
• Proven experience taking outlet projects from site sourcing to lease negotiation, fit-out, and opening.
• Established network with mall leasing teams, landlords, property agents, or commercial property operators in expansion areas.
• Strong judgment on location viability based on customer fit and commercial potential.

Responsibilities

• Develop the expansion pipeline across malls, offices, transit hubs, campuses, hospitals, and neighborhood areas.
• Define site criteria with management: target customers, traffic, visibility, accessibility, outlet size, utilities, and rental affordability.
• Evaluate site potential via visits, footfall, competition, neighboring tenants, and dayparts.
• Prepare commercial recommendations: sales estimates, rent, service charges, investment needs, outlet economics, and payback with Finance.
• Manage leasing relationships with landlords, mall teams, and agents; negotiate rents, fit-out periods, escalation, and lease terms.
• Coordinate design and fit-out with designers, contractors, equipment vendors, and landlords to meet layout, budget, and timeline.
• Assess technical feasibility (electricity, water, drainage, exhaust, storage, delivery access) before committing to a site.
• Track opening requirements and approvals; ensure project milestones are met and resolve delays.
• Coordinate with Operations on handover, equipment testing, defect rectification, and site readiness prior to launch.
• Travel frequently for site visits and work with external partners.
