Job summary

Whampoa Property Management Limited, manager of The Harbourfront in Hunghom, seeks an experienced maintenance professional. The role involves supervising day-to-day building services, formulating maintenance plans, and overseeing both in-house staff and external contractors.

The candidate should have a degree in Electrical/Mechanical Engineering or Building Services, 8+ years in property maintenance, and preference for pro membership. Salary will reflect qualifications and experience.

Qualifications

• Degree holders in Electrical, Mechanical Engineering, Building Services or related disciplines.
• Member of professional institutions preferred.
• 8+ years relevant experience, including 4+ years at supervisory level.
• Experience with seawater-cooled chiller plants is an advantage.
• Experience in supervising day-to-day maintenance and formulating schedules.

Responsibilities

• Supervise day-to-day building services repair and maintenance works.
• Formulate site maintenance schedules and policies and ensure adherence by maintenance staff.
• Troubleshoot technical issues of the building’s premises and facilities.
• Prepare annual maintenance plan, oversee maintenance services, lead the in-house maintenance team and monitor contractors.
• Provide supervision, coaching and training to subordinates for better technical performance.
• Review work orders, prepare quotations and handle tender documents in accordance with tendering procedures.
• Assist in the preparation of annual maintenance budgets for management consideration.
• Control maintenance expenses by preventive measures, stock control, and by following tendering policies.
• Keep proper documentation of maintenance records and provide technical advice to other sections.

We are the Manager of The Harbourfront, a commercial development in Hunghom. (PMC Licence No.: C-543193)

• Degree holder in Electrical, Mechanical Engineering, Building Services or related disciplines
• Member of professional institution preferred, e.g. MHKIE, MBSOMES, RICS etc
• At least 8 years' relevant working experience of which 4 years at supervisory level in property management firm
• Experience and knowledge in handling seawater-cooled chiller plants will be an advantage
• To supervise day to day building services repair and maintenance works
• To formulate the site maintenance schedules and policy and ensure the established policies and procedures are adhered by the maintenance subordinates
• To perform troubleshooting for technical issues of the building’s premises and facilities
• To prepare annual maintenance plan, oversee maintenance services, lead the in-house maintenance team and monitor the outsourced contractors
• To provide proper supervision, coaching and training to subordinates for better technical performance
• To review work orders, prepare quotations and handle tender documents in accordance with tendering procedure for maintenance works
• To assist in the preparation of annual maintenance budgets for management consideration
• To control maintenance expenses by taking out proper preventive measures, stock control of materials and equipment, and by strictly adhering to the tendering and competitive quotes policies
• To keep proper documentation of maintenance records
• To provide technical advice to other section heads when required
• Any other duties as assigned by Senior Estate Manager or his/her designates
