Job summary

Southampton City Council is seeking an experienced Voids Manager to lead a trades team delivering refurbishment of over 1,000 council-owned empty properties annually. You will manage budgets, safety, and performance while coordinating with contractors and other departments to meet deadlines.

The role is estate-based in Southampton with daily site work and strong stakeholder engagement. A relevant management qualification and a full UK driving licence are essential.

Qualifications

• Experience with CDM, HHSRS, and Health and Safety regulations (Awaab’s Law a must).
• Willingness to continue professional development in construction/housing.
• Driving licence and DBS check required.

Responsibilities

• Lead a trades team across multiple disciplines.
• Oversee trade diaries and KPI performance.
• Visit tenants; handle queries via phone, email and in person.
• Investigate complaints from Councillors/MPs/Ombudsman.
• Manage budgets, forecasts and expenditure reports.
• Ensure void refurbishments are completed on time and to standard.
• Coordinate with sub-contractors and other council teams.
