TML Recruitment has an opportunity in Manchester for a Valuation Surveyor / Senior Surveyor (MRICS). The role covers commercial and residential valuation with a 50/50–60/40 split, including development valuation work such as BTR, PBSA and build-to-sell schemes.

The team values autonomy and client‑led work across a busy Manchester desk. The role is not graduate level; Newly Qualified to ~2 years PQE valuers are welcomed and expected to hit the ground running, with a salary range of £45k–£55k plus

Commercial & Residential Valuation

Location: Manchester (patch extending across the Midlands, down to Oxford, North & South Wales and up to South Cumbria)

Salary: £45,000-£55,000 + benefits/bonus

Level: Newly Qualified to c.2 years PQE (this instruction will not go above Senior Surveyor level)

About the Opportunity

We're retained on a confidential basis by a well-established property consultancy that is investing heavily in its Manchester valuation team. The business has recently brought in senior hires from major national and global firms to grow the Manchester offering, and this Valuation Surveyor appointment is a direct result of that growth. There is simply too much work on the desk and the team needs more people on the ground.

This is a genuine opportunity to join a team of fantastic reputation early and help shape what it becomes, rather than stepping into something already in the large corporate wheel.

The Team

You'll be joining a small, sociable team based in a busy Manchester office. It's a young group, the majority are under 30, and they socialise together outside of work as well as in it. The team is currently all male, which isn't by design, and there's a genuine openness to bringing in more diversity as the team grows.

Culturally, the emphasis is on autonomy. Surveyors are encouraged to build their own client relationships from early on and effectively run their own patch, rather than waiting to be handed instructions.

The Work

The instruction book is broad, roughly a 50/50 to 60/40 split between commercial valuation and residential valuation, with a particularly strong focus on development valuation work including BTR, PBSA and build‑to‑sell schemes. The split can dependon the candidate which could be all commercial if needed.

Fee levels vary significantly, from smaller panel valuations through to substantial development instructions, with typical development fees ranging from £25k to £55k.

Much of the work is relationship-led and business development driven, direct with developers, investors and banks, rather than purely panel‑instructed, although the team does sit on all major lender panels.

What We're Looking For

• MRICS qualified
• Ideally some commercial valuation experience, though strong residential valuers with a genuine technical background (rather than general surveying experience) who are open to retraining into commercial will be considered
• Fully commercial candidates without residential experience are equally welcome
• Confident and capable of running inspections independently
• This is not a graduate role, the team already has one, so we're looking for someone ready to hit the ground running

This firm is particularly open minded on how candidates have got to this stage of their career. Newly qualified to 2 year PQE valuers are hard to find in the Northwest right now, so if you're close to this level and think you might fit, it's worth a conversation.
