Job Title: Utilities Manager (Energy & Water Manager)
Department: Commercial Property Management
Location: Flexible on location but regular travel to Nottingham will be required along with meeting suppliers.
Lambert Smith Hampton is a UK leader of Commercial Property Management (CPM). We are recruiting a Utilities Manager to join the team and be responsible for supporting our team and clients to deliver and validate utility, carbon, and cost reductions. Identify and implement efficiency measures, low and zero carbon solutions, and operational best practices.
Strategic Oversight
- Manage content for the LSH Energy Risk & Committee, ensuring strategic management of utilities reflects prevailing commercial, legislative, and environmental conditions, and that Committee Members are fully briefed on the risks and opportunities of LSH managed client portfolio.
Utility Procurement
- Manage utility contracts with utility brokers and key utility suppliers, maintaining relationships, analysing and evaluating service performance, and enforcing contract clauses and service level agreements to drive best value.
- Oversee the Energy Brokers procurement and bureau service contract, managing these against contractual KPIs and service levels to ensure high performance and value for LSH and clients.
- Oversee and manage utility invoices, scrutinising costs to a forensic level, calculating charges against contracts, identifying errors, and negotiating with utility providers or managing our Energy Broker to ensure overcharging is corrected and overpayments are reimbursed promptly.
- Keep abreast of Energy Market developments and changes, ensuring client compliance with all Energy related Legislation and best practices.
Utilities Portfolio Management
- Manage relationships with Energy Brokers and coordinate with LSH internal stakeholders to resolve operational issues.
- Innovate synergies between suppliers, utility brokers, FM, PM, and accounts teams to ensure seamless information flow regarding bill management, energy consumption trends, and anomalies, supporting energy, cost, and carbon reduction goals.
- Report to the Director-FM Sector Lead, liaising with regional teams and the wider business.
- Manage manual meter read submissions with FM and M&E Consultants to ensure data quality for accurate invoicing and recharges.
- Lead project management and implementation of initiatives like smart Metering, BMS optimisation, HVAC replacements to aid decarbonisation pathways.
- Oversee utility recharging services and coordinate data delivery for energy management software compatibility.
- Manage Heat Network regulations for relevant properties.
- Support CPM utility budget setting, providing variance analysis to assist client cash flow and service charge accuracy.
