Purpose
Provide excellent tenancy sustainment support to ensure private rented sector tenancies are maintained, providing safe and secure housing for customers while meeting local and corporate objectives. Deliver high-quality advice, lettings, and tenancy sustainment services to maximize successful moves of homeless households into good quality, affordable private rented accommodations for clients from various services such as HOC, CYP, and NRTPF. Promote the private rented sector as a viable alternative to social housing to encourage independence, prevent homelessness, offer settled housing solutions, and reduce reliance on temporary accommodation.
Responsibilities
- Work effectively within the private sector to increase the supply of quality accommodation to meet individual and team targets.
- Assess prospective tenants' suitability by reviewing their housing history, financial situation, and ability to meet rent and tenancy conditions.
- Conduct accompanied viewings, providing expert advice on letting processes, housing benefits, and tenancy conditions to assist informed decision-making.
- Ensure all procured private rented accommodation aligns with size, type, location requirements, health and safety & planning regulations, and location priority policies.
- Serve as the first point of contact for landlords and tenants facing tenancy difficulties, acting as negotiator or mediator to resolve disputes and ensure legal compliance.
- Assist customers in settling into their accommodation and familiarize them with local services such as healthcare, education, police, and other support agencies.
- Stay informed about local and national policies affecting welfare reforms and housing legislation.
- Maintain properties to high standards, investigate disrepair complaints, and conduct property inventories for incentive or bond schemes.
- Ensure contractual compliance from landlords and tenants.
- Collaborate effectively with colleagues and external agencies to deliver a customer-focused service that meets targets and KPIs.
- Properly record, monitor, and recover payments, deposits, and incentives in accordance with contractual and financial regulations.
- Provide high-quality customer service through prompt responses to communication and complaints, adhering to corporate guidelines.
Knowledge
- Current knowledge of the private rented sector market, contracts, and issues affecting tenants and landlords.
- Understanding of welfare reforms and their implications on the private rented sector.
- Knowledge of private sector housing law, health and safety regulations, and legislation related to tenancy lettings.
- Awareness of services available for households in housing need.
- General understanding of property standards and common building issues.
- Awareness of financial considerations and the importance of value for money in decision-making.

Required
- Basic DBS clearance.
- Experience working with landlords, letting agents, and accommodation providers.
- Experience working with homeless, at-risk, or inadequately housed individuals.

- Experience managing caseloads within a pressured environment, prioritizing demands and targets.
- Experience developing initiatives to improve housing opportunities for those in need.
