Job description

Technical Coordinator

Residential Development | Housebuilding & Technical Design

The Opportunity

An exciting opportunity has arisen for a Technical Coordinator to join a leading residential housebuilder delivering high-quality new homes and residential developments across the UK.

The business has an established reputation for creating well-designed homes and communities, with a strong focus on build quality, technical excellence, sustainability and customer satisfaction.

This is an excellent opportunity for a technically minded professional to play a key role in the delivery of residential developments, coordinating design information, managing external consultants and ensuring that all technical requirements are satisfied before and during construction.

Working closely with the wider technical, commercial, land and construction teams, you will help ensure developments progress efficiently from initial planning and design through to site commencement and completion.

The Role

As Technical Coordinator, you will be responsible for coordinating technical design information and managing the flow of drawings, approvals and documentation required to deliver residential developments.

You will act as a key point of contact between internal departments, external design consultants, local authorities, statutory bodies and site teams, ensuring that technical information is accurate, approved and issued in line with project programmes.

The role will involve managing design programmes, monitoring planning and building control requirements, coordinating infrastructure approvals and resolving technical queries as they arise.

You will play an important part in ensuring that developments are technically compliant, commercially viable and ready for construction.

Key Responsibilities
  • Coordinate the preparation, review and issue of technical drawings and construction information for residential developments.

  • Manage external architects, civil engineers, structural engineers and other design consultants to ensure deliverables meet agreed programmes, budgets and specifications.

  • Prepare, monitor and update design programmes to ensure technical information is available in line with site start dates.

  • Coordinate the discharge of planning conditions and ensure development proposals remain aligned with approved planning permissions.

  • Manage submissions and approvals relating to Building Regulations and relevant warranty provider requirements, including NHBC where applicable.

  • Coordinate statutory enquiries, utility connections, sewer connections, highway agreements and other infrastructure approvals.

  • Ensure construction drawings and technical information are properly coordinated and suitable for issue to site teams.

  • Liaise with the land, commercial, construction and sales departments to ensure technical requirements are understood and addressed.

  • Monitor professional fees, consultant appointments and technical budgets, identifying potential cost pressures and opportunities for savings.

  • Review technical drawings and specifications to identify design conflicts, inconsistencies and potential construction issues.

  • Assist in the preparation and approval of sales plans, brochure drawings, conveyance plans and other development documentation.

  • Attend technical progress meetings, design reviews, site meetings and project coordination meetings.

  • Respond to technical queries from site teams and coordinate solutions with the relevant consultants.

  • Maintain accurate records of design information, technical approvals, outstanding actions and project milestones.

  • Support value engineering initiatives to improve buildability, cost efficiency and the overall quality of developments.

  • Ensure technical processes and documentation comply with company procedures and relevant statutory requirements.

About You

You will be an organised and proactive technical professional with experience in residential development, housebuilding, construction design or a related built environment discipline.

You will understand the importance of accurate technical information, effective consultant management and timely approvals in ensuring that developments progress smoothly from planning into construction.

You will be comfortable coordinating multiple stakeholders, managing competing deadlines and resolving technical challenges while maintaining a high level of attention to detail.

This role would suit someone who enjoys working across different stages of the development process and can combine technical knowledge with strong communication and project coordination skills.

The Ideal Candidate Will Have
  • Previous experience in a Technical Coordinator, Assistant Technical Coordinator, Technical Assistant or similar role within residential development or housebuilding.

  • An understanding of residential construction methods, including traditional housing and apartment developments.

  • Experience coordinating architectural, structural and civil engineering design information.

  • Knowledge of planning conditions, Building Regulations and technical approval processes.

  • Familiarity with NHBC or other relevant building warranty standards.

  • Experience working with external consultants, local authorities, utility providers and construction teams.

  • An understanding of infrastructure requirements, including drainage, highways, utilities and statutory agreements.

  • Strong organisational skills and the ability to manage design programmes, deadlines and multiple projects.

  • Excellent communication and stakeholder management skills.

  • The ability to identify technical problems and coordinate practical solutions efficiently.

  • Good IT skills, including Microsoft Office and, ideally, familiarity with AutoCAD, Revit or relevant document management systems.

  • A commercially aware and proactive approach to technical coordination and value engineering.

A relevant HNC, HND or degree in construction, civil engineering, building services, architecture or another built environment discipline would be advantageous. Equivalent relevant industry experience will also be considered.

Experience working for a volume housebuilder or residential developer would be particularly beneficial.

What's on Offer?
  • The opportunity to join an established residential development business with a substantial portfolio of housing projects.

  • Involvement in developments from technical design and planning through to construction.

  • The opportunity to work with experienced technical, commercial and construction professionals.

  • Exposure to a varied range of residential developments and technical challenges.

  • A collaborative environment that values technical quality, innovation and continuous improvement.

  • Opportunities to develop your technical expertise and progress within the housebuilding sector.

  • A competitive salary and benefits package, dependent on experience.
