Are you an experienced Voids Supervisor or Maintenance Supervisor looking for a secure, permanent role with an established property services provider based out of Tonbridge

We are urgently recruiting a process-driven, proactive Voids Supervisor to lead the turnaround of vacant social housing properties across Tonbridge and the surrounding West Kent area. Paying £38,000 per annum along with a company van and fuel card, this role focuses on driving trade performance, maintaining quality control, and ensuring quick key-to-key turnarounds to meet contractual KPIs.

Key Responsibilities:

• Void Property Turnaround: Oversee end-to-end void processes from pre-void inspections and scope of works generation to final sign-off and handovers back to housing managers.

• Workforce & Sub-Contractor Management: Lead, schedule, and direct direct-labour trades (carpenters, plumbers, decorators) and sub-contractors to hit strict key-to-key target dates.

• Quality Control & Inspections: Conduct ongoing and final pre-occupation inspections, ensuring all work complies with Decent Homes standards and safety regulations.

• Commercial & Cost Management: Review valuations, sign off variation sheets, and control material usage to keep void refurbishments within budget.

• Health & Safety Compliance: Enforce site safety, conduct toolbox talks, and verify trade RAMS compliance on all active void properties.

Candidate Profile & Requirements:

• Supervisory Experience (Essential): Proven background as a Voids Supervisor, Repairs Supervisor, or Maintenance Foreman within social housing, local authority, or housing association contracts.

• Void Turnaround Expertise: Deep understanding of schedule of rates (SOR), void scopes of work, and managing key-to-key turnaround times.

• Trade or Technical Background: Strong technical knowledge across multi-trade refurbishments (carpentry, plumbing, plastering, kitchen/bathroom upgrades).

• Driving Licence: Valid Full UK Driving Licence (essential for van eligibility).

• Location: Based within an easy daily commute of Tonbridge / West Kent (e.g., Tunbridge Wells, Sevenoaks, Maidstone, Kings Hill).
