Job summary

Cbw Staffing Solutions is seeking a Small Works Manager for a flagship FM provider in Central London. You will oversee small M&E projects, ensure delivery to a high standard, and drive refurbishment and lifecycle works on a prestigious campus.

The role involves managing electrical, mechanical and fabric works up to about £20k, coordinating PPM tasks, and liaising with external suppliers. A strong track record in commercial building maintenance and contractor management is essential.

Qualifications

• Ideally fully qualified in a recognised field or can demonstrate understanding of electrical, mechanical and fabric works.
• Experience running and managing small projects.
• Experience with fit outs in commercial buildings.
• Contractor management and supplier relationship skills.
• Experience in commercial buildings and risk assessments.
• IOSH Managing Safety or equivalent desirable.
• Proven track record in commercial building maintenance.

Responsibilities

• Manage all small works projects across electrical, mechanical and fabric trades up to around 20k.
• Undertake a preventative maintenance schedule and ensure tasks are completed.
• Oversee refurbishment projects and develop detailed project schedules.
• Plan workloads and allocate resources to meet deadlines and critical paths.
• Ensure health & safety regulations are followed during project work.
• Arrange quotations, raise POs and approve invoices within workflow tools.
• Coordinate and plan work requests to the team efficiently.
• Maintain maintenance targets and project milestones.

Small Works Manager - FM Provider - Iconic building in Central London - 50K

Do you have experience of managing small M&E projects?

Have you got a track record in working in the commercial maintenance industry?

An exciting opportunity has arisen to work for one of the leading maintenance providers on a unique commercial building based in Kings Cross.

The successful candidate will be responsible for managing and overseeing small works projects and taking ownership making sure they are delivered and completed to an extremely high standard. Projects including refurbishments, life cycle works and new installations.

In return the company is offering a competitive salary paying up to £50,000, further training and career progression.

Key duties & Responsibilities:

• Responsible for all small works projects including electrical, mechanical and fabric across the campus, up to the value of around 20k.
• Undertake a PPM schedule of active maintenance tasks.
• Manage building refurbishment projects as required.
• Develop project schedules, ensuring deadlines are met and critical path items are prioritised.
• Management oversight of staff moves and changes and management of one internal resource.
• Ensuring that Health & Safety regulations are adhered when undertaking project work.
• Arranging quotations and raising purchase orders, using workflow tools and then approving invoices received.
• Organising and planning the workload and issue planned preventative maintenance tasks and new work requests to the team in an efficient manner.
• Ensuring all maintenance targets are met.

Requirements:

• Ideally fully qualified in a recognised field or can demonstrate a good understanding of electrical, mechanical and fabric works.
• Knowledge of running and managing small projects.
• Previous fit out experience.
• Previous contractor management skills and the ability to form professional, collaborative relationships with externally sourced suppliers.
• Previous experience of working in commercial buildings.
• Previous experience of risk assessments and issuing permits to work.
• IOSH Managing safety or alternative desirable.
• A proven track record in commercial building maintenance.
