Job summary

Fawkes and Reece are recruiting an experienced Site Manager to support a 130-unit timber frame residential development in Lancaster on an ongoing basis.

You will be responsible for the day-to-day management and delivery of the development, ensuring plots progress safely, efficiently and to programme and company standards. Experience in timber frame housing delivery is essential, with strong knowledge of health and safety requirements on site.

Qualifications

• CSCS card required.
• SMSTS qualification required.
• First Aid qualification required.
• Must have experience with timber frame housing that we can reference.
• Strong knowledge of Health and Safety requirements.

Responsibilities

• Day-to-day management of the development.
• Coordinate timber frame contractors, subcontractors, labour, materials and plant to keep progress on programme.
• Monitor construction quality and health & safety on site, with emphasis on timber frame erection and envelope.
• Manage progression of plots through timber frame, roofing, external envelope, first/second fix, finishing and handover.
• Maintain site records, short-term programmes, inspections and reporting; uphold high workmanship and site presentation.

Job description

Fawkes and Reece are working with a well-established Housebuilder to recruit an experienced Site Manager to support on a 130-unit timber frame residential development in Lancaster on an ongoing basis.

You will play a key role within the project, with responsibility for the day-to-day management and delivery of the development. You must ensure plots are progressed safely, efficiently and in accordance with the time frame set, quality, and company standards.

Previous experience delivering timber frame housing developments is non-negotiable for this position. You must have a strong understanding of timber frame construction, erection, and sequencing, together with experience managing multiple residential plots through to completion and handover.

Key Duties:

You will take responsibility for the day-to-day running of the development, coordinating timber frame contractors, subcontractors, labour, materials, and plant to ensure the plots are progressing in line with the given time frame. You will monitor construction quality, workmanship, and health & safety, with particular attention to timber frame erection and the building envelope.

The role will involve managing the timely progression of plots through the timber frame, roofing, external envelope, first and second fix, finishing, and handover stages. You will work closely with the wider project team, timber frame contractor, and subcontractors to identify and resolve any issues affecting programme, quality, or delivery time.

You will also be responsible for maintaining site records, short-term programmes and goals, inspections, and reporting, while ensuring high standards of workmanship, site presentation and health & safety are maintained throughout the development.
