Job summary

Cardiff is seeking an experienced Site Manager to lead façade remediation, cladding replacement and fire-safety works on high-rise remediation projects in occupied residential buildings. Experience delivering live projects with residents in situ, strong leadership, and clear stakeholder communication are essential.

Responsibilities

Are you an experienced Site Manager with a strong background in façade, cladding or fire-safety remediation?

We are partnering exclusively with an ambitious and growing specialist contractor that has secured two significant high-rise remediation projects in London. Both projects are expected to run for approximately two years, offering excellent stability and the opportunity to take ownership of complex, technically challenging schemes.

This role requires someone who understands the realities of delivering remediation works within occupied residential buildings. Residents will remain in situ throughout the works, so proven experience managing safety, communication, access and disruption in a live environment is essential.

The role

You will oversee the project from pre-construction through delivery, completion and handover. Key responsibilities will include:

• Managing façade remediation, cladding replacement and fire-safety works
• Leading subcontractors and the wider site-delivery team
• Delivering works safely while residents remain in situ
• Maintaining clear communication with residents and key stakeholders
• Managing RAMS, health and safety, programmes and site progress
• Maintaining golden-thread records and accurate project documentation
• Overseeing QA inspections, sign-off and handover documentation
• Coordinating FRA and FRAEW requirements
• Liaising with Building Control, fire engineers, consultants and client teams
• Ensuring works meet all quality, regulatory and building-safety requirements

What we are looking for

• Direct experience working within occupied residential buildings with tenants in situ
• Strong knowledge of façade remediation, cladding replacement or fire-remediation works
• Experience managing subcontractors, programmes, quality and health and safety
• A confident, solutions-focused leadership style
• Strong reporting, documentation and stakeholder-management skills
• Relevant construction-management and health-and-safety qualifications

General refurbishment experience alone will not be sufficient. Candidates must be able to demonstrate direct remediation experience within live or occupied buildings.

The business is open to appointing someone on either a permanent or contract basis, with the package or day rate agreed according to experience.
