Job summary

Next Gen Group is seeking an experienced Senior Site Manager to take full ownership of a facade re-cladding project in South London, from mobilisation through to handover. You will coordinate trades, design info and procurement on a live, occupied building, acting as the single point of accountability on site.

You'll work closely with the Contracts Manager, Design Manager and Commercial Manager, ensuring safety, quality and programme milestones are met while proactively managing resident impact

• Experience on facade, cladding or remediation projects with on-site delivery responsibility.

• Knowledge of CDM Regulations, RAMS, and fire safety in housing settings.

Job description

The Role

We're looking for an experienced Senior Site Manager to take full ownership of a facade re-cladding project in South London, from mobilisation through to handover. This is primarily a coordination-led role managing the interfaces between trades, design, materials procurement and programme on a live, occupied building.

You will be the single point of accountability on site, working closely with your Contracts Manager, Design Manager and Commercial Manager, and representing Next Gen Group to the client and their professional team. You will be expected to run a tight, well-organised site, manage resident-impact proactively, and maintain the high standards of safety and quality we are known for.

Key Responsibilities

• Take full site ownership from mobilisation to practical completion, including setting up and maintaining site logistics on occupied buildings
• Coordinate trades and subcontractors to programme, managing interfaces and sequencing to minimise disruption to residents
• Maintain a live programme, identifying float and risk proactively and escalating to the Contracts Manager where milestones are under pressure
• Manage scaffolding and access sequencing in close coordination with Next Gen's in‑house scaffolding and access division
• Oversee materials procurement coordination, ensuring deliveries align with programme and storage constraints on constrained urban sites
• Lead on health & safety compliance, including CDM obligations, RAMS production and review, and works in occupied Higher Risk Buildings
• Conduct regular site inspections, toolbox talks and inductions, acting decisively on any safety concerns
• Manage design information flow, tracking RFIs early to prevent programme impact, and attend client/design team meetings
• Manage the early identification and notification of potential variations, working with the commercial team
• Manage resident and stakeholder communications sensitively, minimising noise, dust and access disruption

What We’re Looking For

• Proven experience as a Site Manager or Senior Site Manager on facade, cladding or remediation projects, with direct responsibility for site delivery
• Demonstrable experience managing works on occupied residential buildings
• Strong technical knowledge of facade systems - remediation, re‑cladding or overcladding experience strongly preferred over new‑build cladding
• Solid understanding of CDM Regulations, RAMS and fire safety compliance in residential settings
• Strong programme awareness - able to read, own and interrogate a programme and identify float and risk without being prompted
• Ability to read and interrogate technical drawings and specifications
• Good communication skills, able to manage client, consultant and resident interactions professionally
• SMSTS, CSCS (black card or equivalent), and a valid First Aid certificate
• Full UK driving licence
• Experience working on Higher Risk Buildings under the Building Safety Regulator regime, with an understanding of the Golden Thread
• HNC, HND or degree in Construction Management, Civil Engineering or a related discipline
• Experience working on JCT framework agreements with major housebuilders or residential developers

Salary & Benefits

£65,000 - £75,000 DOE. This is a permanent, full-time, site-based role, with occasional travel required.
