Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety, and customer service. Responsible to the Contracts Manager, you will manage the construction of a development, including all associated pre and post housebuilding works, ensuring targets are met regarding health and safety, delivery to build programme quality, customer care, and cost.
What you'll be doing
- Ensuring compliance on site at all times with the company health and safety standards, NHBC standards, building regulations, and overall quality standards.
- Coordinating labour and resources on site to deliver the build programme on larger developments, proactively scheduling trades to ensure optimum delivery.
- Managing material levels on larger sites to ensure minimal stock while meeting the site programme and efficiently employing labour.
- Ensuring all plots are built to the highest quality standards, complying with NHBC Standards, Building Regulations, range specifications, and best practices.
- Undertaking quality control procedures and inspections at the correct timings, rectifying defects to avoid additional costs, delays, or quality reduction.
- Monitoring and controlling production costs, and approving payments to contractors and trades where appropriate.
- Initiating and attending plot inspections with Local Building Inspectors or NHBC, taking corrective actions to minimize RI's/BRI's.
- Conducting toolbox talks or similar on-site briefings to influence, gain commitment, and promote best practices.
- Proactively mitigating risks, managing build sequencing, and overall site quality.
- Liaising with internal departments, external suppliers, and partners to ensure the build programme is achieved.
- Working with sales through regular meetings to ensure smooth home delivery for customers.
- Maintaining high standards of site presentation at all times.
- Carrying out New Home Tours with Sales Advisors and customers to demonstrate homes, answer questions, and rectify issues before Legal Completion.
- Supporting the Contracts Manager to ensure the construction team is fully resourced, well-directed, and supported through communication, training, and workload organization.
- Exemplifying good behavior in health and safety, organization, conduct, quality, and professionalism.
What you'll need
- Extensive experience managing challenging sites within established build programmes.

- Excellent communication and influencing skills to gain commitment and ensure compliance.
- Strong leadership and assertiveness to ensure high-quality delivery.
- Proactive task prioritization to adapt to changing needs.
- Strong problem-solving skills, with the ability to identify root causes.
- Membership of the Chartered Institute of Builders and/or NVQ Level 5 in Construction Management, or extensive trades experience.
- Deep knowledge of construction, housebuilding, and legislative requirements such as health and safety, NHBC, and Building Regulations.
- Experience dealing with customers, providing information, resolving issues, and explaining procedures.
