Job summary

Energy Jobline CVL seeks a Senior Quantity Surveyor to lead the commercial delivery of major property developments in Scotland. You will own cost planning, procurement, and final accounts, guiding projects from feasibility through to completion.

The role offers visibility across the business, influencing procurement strategy, viability, cost control and investment decisions. 5+ years' QS experience and a developer/main contractor background are preferred.

Qualifications

  • 5+ years' Quantity Surveying experience.
  • Experience within a developer, main contractor or specialist subcontractor environment.
  • Strong pre- and post-contract commercial management experience.
  • Proven cost planning, estimating, tendering and procurement skills.
  • Strong understanding of subcontract procurement and package management.
  • Experience managing valuations, variations, change control and final accounts.
  • Strong commercial reporting and forecasting skills.
  • Good understanding of construction methods, materials and building systems.
  • Experience across residential, commercial, mixed-use, refurbishment or industrial developments would be advantageous.

Responsibilities

  • Take commercial responsibility for a portfolio of property development projects across Scotland.
  • Provide cost and commercial advice from feasibility and pre-construction through to completion.
  • Prepare detailed cost plans, estimates, budgets and financial forecasts.
  • Lead and manage subcontractor and main contractor procurement.
  • Prepare tender documentation, analyse returns and provide comprehensive tender reports.
  • Lead commercial negotiations with contractors, subcontractors and suppliers.
  • Manage valuations, payment applications, variations, compensation events and final accounts.
  • Monitor project expenditure against approved budgets and development appraisals.
  • Produce regular commercial reports, cost forecasts and cash-flow information for senior management.
  • Identify commercial risks and implement effective mitigation strategies.
  • Lead value engineering exercises to maximise project value without compromising quality or programme.
  • Work closely with Project Managers and Design Managers to ensure projects remain commercially viable.
  • Review design development and identify opportunities to improve buildability and reduce cost.
  • Monitor contractor performance and commercial compliance throughout the construction phase.
  • Support the development team with acquisition appraisals, feasibility studies and development budgets.
  • Assist with the preparation of investment and development business cases.
  • Provide commercial input into project strategy, procurement and delivery decisions.
  • Support the wider commercial team and contribute to the continued growth of the Scottish development portfolio.

Senior Quantity Surveyor – Property Development

Location: Scotland – Glasgow / Edinburgh

Permanent | Full-Time

Take the lead on the commercial delivery of major property developments.

We’re looking for an ambitious and commercially driven Senior Quantity Surveyor to join a growing property investment and development business with an active portfolio across Scotland.

This is an excellent opportunity for a Senior Quantity Surveyor who wants to move beyond traditional project-based QS work and gain genuine exposure to the developer side of the property lifecycle.

You’ll work closely with the development, project management, design and construction teams, taking ownership of the commercial performance of projects from early feasibility and cost planning through procurement, construction and final account.

The Role

What We're Looking For

We're looking for a confident Senior Quantity Surveyor who is commercially astute, technically strong and comfortable taking ownership.

Ideally, you will have:

  • 5+ years' Quantity Surveying experience.
  • Experience gained within a developer, main contractor or specialist subcontractor environment.
