Job summary

VINCI Building is delivering a £180m student accommodation project at the University of Southampton. The Senior Quantity Surveyor will own commercial delivery from feasibility to completion, with a focus on maintaining budget and quality across 1,500+ beds and a Grade II listed refurbishment.

You will work on procurement, cost control, and robust reporting within a UK main contractor framework on a site in Southampton, with opportunities for early value engineering and strong contract

Qualifications

  • Subcontract & package procurement experience.
  • Experience working for a large UK Main Contractor.
  • Experience in re-measurement.
  • Financial / cost control.
  • Appropriate CSCS card.
  • Valid driving licence.
  • A solid understanding of contract law, in particular JCT & NEC forms of contract.
  • Reading and accurately interpreting drawings and specifications.

Responsibilities

  • Start Up of New Projects: Develop understanding of pre‑contract management and project start up procedures.
  • Procurement: Procure materials and off‑site services following policy, and assist in subcontract invitations/tender evaluations.
  • Applications for Payment and Invoicing: Assist in valuations, invoices, and final accounts.
  • Cost Control: Monitor subcontract costs and prepare material wastage reconciliations.
  • Accounting and Reporting: Contribute to CVR reports and progress reporting.
  • Risk and Opportunity Management: Identify risks and opportunities in projects.
  • Change Control: Record changes and support value engineering activities.
  • Programming and Project Controls: Develop knowledge of scheduling requirements.
  • Main Contract Administration: Understand contractual relationships and Conditions Precedent.

Job description

VINCI Building has an exciting opportunity for a Senior Quantity Surveyor to play a significant part in supporting the delivery of a £180m student accommodation project at the University of Southampton.
With a build programme to 2029, the scheme includes in excess of 1,500 new student beds, along with refurbishment and the restoration of a Grade II listed building.
Designed to operate emission‑free, this project will exceed UK net zero carbon targets, along with a commitment to significantly increase affordable student accommodation.

The successful candidate will take ownership of commercial delivery across various elements of this project from feasibility to completion. You will need strong contractual knowledge, ideally of JCT form of contract in order to maintain commercial control of work packages throughout the project lifecycle.

Working as part of the wider London & South regional team, based on site in Southampton, you’ll help to ensure this major project is procured efficiently, delivered within budget and to the highest quality, whilst exceeding the expectations of our client.

Within this role you will:

Start Up of New Projects
  • Develop an understanding of Pre‑Contract Management and Project commercial start up procedures.
Procurement
  • Procure materials and off‑site services in an efficient manner as directed ensuring organisations are capable of carrying out the work in accordance with best practice, legal requirements and the VINCI Building procurement procedures and policies.
  • Assist with subcontract procurement in accordance with the procurement schedule timetable, in accordance with the VINCI Building procurement process and policy.
  • Assist in the preparation of work package content sheets.
  • Assist in the preparation of subcontract invitations to tender and evaluate tender returns (time, cost, quality and SHE).
  • Develop an understanding of the importance of the supply chain to deliver continuous improvement in terms of time, cost, quality and learning of all parties.
Applications for Payment and Invoicing
  • Assist in the timely preparation of valuations, submissions of invoices and receipt of payment.
  • Assist in the prompt preparation and settlement of final accounts.
Cost Control
  • Develop an understanding of principle unit costs of resources (labour, plant and materials).
  • Assist in the monitoring and management of subcontract costs.
  • Assist in the preparation of material wastage reconciliations.
  • Identify any unnecessary costs and inefficient activities.
  • Assist in the review plant and equipment schedules to ensure efficiency of use.
Accounting and Reporting
  • Contribute to the production of accurate and timely CVR reports and forecasts.
  • Develop an understanding of the need for accurate and robust reporting structures.
  • Develop an understanding of the need for an understanding of planning and programming to contribute to accurate progress reporting.
Risk and Opportunity Management
  • Develop an understanding and identify risks and opportunities in projects.
Change Control
  • Recognise and record Change.
  • Support early value engineering activities as part of the project team, ensuring all associated costs of change are included within the evaluation.
Programming and Project Controls
  • Develop a knowledge of programming and sequencing requirements.
Main Contract Administration
  • Develop an understanding of the contractual relationships between the various parties and stakeholders, including the VINCI Building contractual obligations in relation to those interested parties, with particular emphasis to Conditions Precedent.

This is a crucial site based role, therefore applicants must be able to commute to the project in Southampton on a daily basis.
