Job summary

Fortis Search, a boutique property consultancy, is seeking a commercially astute Senior Quantity Surveyor to lead the commercial delivery of a diverse hotel-focused portfolio in London.

You will own cost plans, budgets and valuations, manage procurement and contracts, and provide clear commercial reporting to project teams and clients. This role offers ownership of projects, exposure to high-end hotel schemes, and clear paths for professional progression.

Qualifications

• Proven experience in a Quantity Surveying role within the construction or property sector.
• Strong commercial and contractual knowledge.
• Experience managing project costs, procurement, valuations and final accounts.
• Excellent negotiation, communication and stakeholder management skills.
• Ability to manage multiple priorities and work independently.
• Experience across hotel, residential and/or commercial projects.

Responsibilities

• Managing all aspects of quantity surveying and commercial project delivery.
• Preparing cost plans, budgets, estimates and financial forecasts.
• Managing procurement, tendering, subcontractor appointments and contract negotiations.
• Monitoring project costs, cash flow, variations and change control.
• Preparing interim valuations, payment applications and final accounts.
• Identifying and managing commercial risks, opportunities and contractual issues.
• Working closely with project managers, clients, contractors and consultants.
• Providing accurate commercial reporting and supporting effective project decision-making.
• Ensuring projects are delivered in line with agreed budgets, programmes and contractual requirements.

We’re working with a boutique property consultancy seeking a commercially astute Senior Quantity Surveyor to join its team.

An excellent opportunity to take ownership of projects, work closely with key stakeholders and contribute to the successful delivery of a diverse range of hotel developments.

The Role

As Senior Quantity Surveyor, you will play a key role in managing the commercial and contractual aspects of projects from inception through to completion, ensuring cost control and strong commercial results.

Key responsibilities include:

• Managing all aspects of quantity surveying and commercial project delivery.
• Preparing cost plans, budgets, estimates and financial forecasts.
• Managing procurement, tendering, subcontractor appointments and contract negotiations.
• Monitoring project costs, cash flow, variations and change control.
• Preparing interim valuations, payment applications and final accounts.
• Identifying and managing commercial risks, opportunities and contractual issues.
• Working closely with project managers, clients, contractors and consultants.
• Providing accurate commercial reporting and supporting effective project decision-making.
• Ensuring projects are delivered in line with agreed budgets, programmes and contractual requirements.

About You

We’re looking for a commercially driven Senior Quantity Surveyor who can demonstrate:

• Proven experience in a Quantity Surveying role within the construction or property sector.
• Strong commercial and contractual knowledge.
• Experience managing project costs, procurement, valuations and final accounts.
• Excellent negotiation, communication and stakeholder management skills.
• The ability to manage multiple priorities and work independently.
• A proactive, detail-oriented approach with a strong focus on commercial outcomes.
• Experience across hotel, residential and/or commercial projects.

Relevant construction or surveying qualifications are desirable.
