Job description

Senior / Lead Quantity Surveyor – Hyperscale Data Centre – West London

Salary/Package: Up to £110,000 all-in + pension, private medical and discretionary bonus

O’Neill and Brennan are currently working with a reputable main contractor who have an excellent pipeline of projects within the data centre sector and are looking to appoint an experienced Senior / Lead Quantity Surveyor to take commercial responsibility for a hyperscale data centre project in West London.

They are seeking a commercially astute Quantity Surveyor with a strong background in delivering large-scale projects within a main contracting environment. Previous data centre experience is not essential, making this an excellent opportunity for someone from a major construction, industrial or technically complex project background to move into one of the fastest-growing sectors in the industry.

Experience working on steel frame structures, industrial developments and major M&E packages would be advantageous, although the business is open to candidates with broader large-scale main contracting experience who can demonstrate strong commercial management capabilities.

With a solid pipeline of secured and upcoming work within the data centre space, the business can offer long-term career prospects, exposure to technically challenging projects and the opportunity to play a key role in the delivery of a major hyperscale development.

Role Overview
  • Title: Senior / Lead Quantity Surveyor
  • Location: West London
  • Project Scale: Large-scale, technically complex construction project
  • Salary/Package: Up to £110,000 all-in, plus pension, private medical and discretionary bonuses
  • Type: Permanent
  • Start: ASAP, although the business can wait for the right candidate
Responsibilities
  • Take commercial responsibility for allocated work packages or the wider project, depending on experience and seniority.
  • Manage the commercial lifecycle from procurement and subcontract negotiation through to valuations, variations and final accounts.
  • Lead subcontractor procurement, tender analysis, package reviews and commercial negotiations, ensuring value for money and appropriate risk allocation.
  • Prepare and manage monthly CVRs, cost reports, forecasts, budgets and cash flow projections.
  • Monitor project costs, profitability, commercial risks and opportunities, implementing appropriate measures to protect margins.
  • Manage variations, change control, compensation events where applicable and contractual correspondence.
  • Work closely with the Project Director, Project Manager, site teams and wider commercial function to support successful project delivery.
  • Review subcontractor applications for payment, valuations and final accounts, ensuring accuracy and contractual compliance.
  • Identify commercial risks, scope gaps and opportunities throughout the project lifecycle, providing clear recommendations to senior management.
  • Maintain strong relationships with clients, consultants, subcontractors and suppliers.
  • Support and mentor junior Quantity Surveyors and contribute to the development of the wider commercial team where appropriate.
  • Ensure robust commercial governance, reporting and contractual procedures are maintained throughout the project.
Requirements
  • Proven experience as a Senior Quantity Surveyor, Lead Quantity Surveyor or an experienced Quantity Surveyor ready to step up within a main contracting environment.
  • Demonstrable experience working on large-scale construction projects for a main contractor is essential.
  • Strong commercial management experience, including procurement, subcontract administration, CVRs, forecasting, valuations, variations and final accounts.
  • Experience managing significant subcontract packages and negotiating commercial agreements.
  • A strong understanding of construction contracts, commercial risk management and cost control.
  • Ability to take ownership of commercial packages, manage competing priorities and work effectively alongside operational delivery teams.
  • Excellent communication, negotiation and stakeholder management skills.
  • Experience on steel frame structures, industrial developments, major M&E packages or other technically complex projects would be advantageous but not essential.
  • Previous data centre experience is welcome but not essential; candidates from other large-scale main contracting sectors are encouraged to apply.
  • A degree or relevant qualification in Quantity Surveying or a related discipline alongside hands on experience would be advantageous.
  • Right to work in the UK.
  • Salary/package of up to £110,000 all-in.
  • Pension provision and private medical cover.
  • Discretionary bonus scheme.
  • Opportunity to join a reputable main contractor with a strong pipeline of data centre projects.
  • Take a leading commercial role on a hyperscale data centre development in West London.
  • Long-term opportunities for career progression within a growing and technically demanding sector.
  • Opportunity to transition into the data centre market without needing previous sector-specific experience.
