It's an environment where people work closely together, bring fresh ideas to the table and take pride in what they deliver.

Our client delivers a varied range of housing projects, from private residential developments to affordable housing schemes delivered in partnership with housing associations and local authorities. Their focus is on building high-quality homes and sustainable communities across the region.

This is an excellent opportunity for an experienced Senior Quantity Surveyor who understands the commercial demands of residential construction and wants to play a key role in the financial performance of multiple developments.

The successful candidate will work across a mix of private new-build houses and apartments, alongside affordable housing schemes, taking responsibility for commercial management, cost control and financial reporting throughout the construction process.

The role will suit someone who is commercially driven, confident managing subcontractor packages and capable of identifying opportunities to improve project margins without compromising quality or programme.

You will work closely with the wider commercial and construction teams, contributing to procurement decisions, cost planning, forecasting and the successful delivery of projects from inception through to completion.

Key responsibilities include, but are not limited to:
  • Taking commercial responsibility for residential developments, including private new-build houses, apartments and affordable housing schemes.
  • Managing project costs from initial procurement through to completion and final account.
  • Preparing and monitoring budgets, cost plans, forecasts and financial reports.

  • Reviewing subcontractor quotations, scopes of work and contractual documentation.

  • Managing subcontractor valuations, payment applications, variations and final accounts.
  • Monitoring project expenditure against budgets and investigating cost variances.
  • Working closely with site teams to maintain commercial control throughout the construction programme.
  • Supporting value engineering and ensuring proposed solutions meet cost, quality and programme requirements.
  • Managing change control and ensuring variations are accurately assessed, recorded and valued.
  • Maintaining accurate cost-value reconciliations, cash flow forecasts and commercial records.
  • Liaising with suppliers, subcontractors, consultants, clients and affordable housing partners.
  • Supporting the commercial management of projects delivered in partnership with housing associations and local authorities.
  • Reviewing construction drawings, specifications and scope changes to assess their commercial impact.
  • Providing commercial advice and regular financial updates to senior management.
  • Ensuring contractual obligations and commercial procedures are followed throughout each project.
The ideal candidate will have/be:
  • Previous experience working as a Senior Quantity Surveyor within a residential developer or main contractor environment.
  • Strong experience in new-build residential construction, including houses and apartments.
  • Experience working on affordable housing schemes would be advantageous.
  • A commercially astute approach, with a strong understanding of cost control, profitability and financial performance.
  • Experience managing subcontractor procurement, package negotiations and final accounts.
  • Strong knowledge of budgeting, forecasting, valuations and variation management.
  • The ability to identify commercial risks and opportunities and take appropriate action.
  • Experience working closely with site teams and senior management to support project delivery.
  • Strong negotiation, communication and stakeholder management skills.
  • Excellent organisational skills and attention to detail.
  • The ability to manage multiple packages or projects and work to deadlines.
  • Good IT skills, including Microsoft Excel and relevant commercial software.
  • A Quantity Surveying degree or equivalent construction-related qualification.
  • MRICS accreditation or working towards chartership would be advantageous.
