Job summary

Joshua Robert Recruitment Limited is seeking a Senior Property Management Surveyor in Birmingham to oversee a diverse portfolio of commercial, industrial and retail properties within a leading independent consultancy.

You will manage day-to-day operations, client reporting, service charge management and lease matters, while mentoring junior team members and liaising with fund managers and landlords to maximise asset performance.

Qualifications

• Experience managing commercial property portfolios.
• Strong client-facing and stakeholder-management skills.
• Excellent communication and organisational abilities.
• Sound knowledge of landlord and tenant matters.
• Experience with service charge budgets and expenditure.
• Understanding rent collection, arrears and lease obligations.

Responsibilities

• Manage day-to-day operation of a portfolio of commercial, industrial and retail properties.
• Build and maintain relationships with clients, tenants and stakeholders.
• Prepare quarterly, annual and ad-hoc client reports.
• Oversee rental income and tenant arrears.
• Manage service charge budgets and monitor expenditure.
• Ensure lease obligations are met by tenants.
• Arrange regular property inspections.
• Oversee common services across properties.
• Support rent reviews, lease renewals and lettings.
• Assist with property acquisitions and disposals.
• Handle tenant applications for assignments, subletting and alterations.
• Collaborate with Property Accounts for accurate financial reporting.
• Liaise with Building Surveying, Sustainability and other services.
