To help us continue this journey, we are looking for a Senior Property Portfolio Manager to join our growing, friendly team. This is a permanent position, and you will help us build on our success to date by continuing to deliver and grow our pioneering impact property fund initiatives.
Reporting to the Head of Property Development & Portfolio, you will be responsible for managing our portfolio of over 1,300 properties, the majority of which are leasehold. You will work collaboratively with other teams and our Housing Partners to ensure that our customers live in high quality homes, ensuring key repairs and maintenance are carried out in a structured and efficient fashion, financial oversight maintained on all property related activity and the Funds interests are always safeguarded.
This role is based in Manchester where you will be required to attend the office 2 days per week.

Here’s What You’ll Do For Us – Responsibilities
- Responsible for the effective management of leasehold and freehold portfolio; to include;
- Repairs management-Interpreting leases to identify maintenance obligations and ensuring repairs are satisfactorily completed
- Management of repairs expenditure
- Contractor Management- sourcing, arranging quotes, instructing contractors and as necessary attending site to agree and/or sign off works.
- Monitoring repairs carried out by the Partners until satisfactory completion
- Financial Oversight (S20, S/C Demand Review, etc.)
- Freeholder & Managing Agent Communication
- Oversight of RMC’s management of buildings where we are leaseholders
- Interpret the terms of the lease and provide guidance to colleagues, housing partners and key partners
- Update and maintain leasehold/freehold records and plans ensuring all information is accurate
- Complaint management- Overseeing complaints cases to ensure KPIs are met
- Delivering leasehold related compliance activity, such as lease extensions
- Managing PRS Portfolio
- Legal Compliance: Safeguarding the funds interests through managing the lease/agreements, ensuring compliance with legislation, case law, and best practices and instigating legal action where appropriate
- Financially literate and socially motivated enabling you to shape commercial solutions to best fit social goals
- Develop, manage and maintain Key Performance Indicators relating to all aspects of the property portfolio
- Attend residents’ group meetings as and when required, including out of hours if necessary
- Assist with training of colleagues and key partners as required.

- Through taking a continuous learning approach identify with colleagues’ areas for improvement and implement changes as required

WHAT WE WANT YOU TO BRING TO US – SKILLS & EXPERIENCE
- Significant previous experience in Property (Freehold & Leasehold) Management overseeing multiple properties and maintenance contractors
- Good understanding of the Landlord and Tenant Act in relation to leasehold regulatory compliance and service charges, in addition an awareness of changes in legislation and best practice to be able to keep colleagues updated on potential risks to the property portfolio and provide solutions
- Knowledge of the social housing sector best practice and relevant legislation
- Line Management experience that will enable you to direct, inspire and guide a small team
- Proficiency in Microsoft Excel, using Property Management software is important to be successful in the role and you should be comfortable in learning new technology
- A committed team player with the ability to develop and maintain relationships, confident in face-to-face interactions and having excellent communication skills
- Excellent organisational skills and be able to prioritise workload
- Strong on execution; able to bring together and orchestrate numerous moving pieces and drive things forward to get the project delivered
- Empathetic; seeing the other side of the story and yet also holding people to account

- Willing to travel within the UK with a full UK driving license and work with colleagues in multiple locations
