Additional Resources Ltd is seeking an experienced Senior Property Manager to handle a residential portfolio and oversee tenancy matters. You will guide colleagues, ensure compliance, and maintain service standards across the lettings and property management functions.

The role offers a basic salary of £28,000–£32,000 with OTE up to £35,000 plus benefits. You will manage landlord and tenant relationships and coordinate tenancy processes from start to finish.

Qualifications

• Experience in residential lettings and property management.
• Ability to manage tenancy lifecycle from start to end.
• Knowledge of safety regulations and regulatory compliance.
• Strong reporting and record-keeping for properties.

Responsibilities

• Manage landlord and tenant relationships as main contact throughout tenancy.
• Oversee tenancy administration: new tenancies, renewals, move-ins/outs.
• Carry out property inspections and prepare reports.
• Coordinate maintenance requests and monitor contractor performance.
• Monitor safety and regulatory compliance: gas, electrical, EPCs, licensing, PAT, damp/mould.
• Maintain property and tenancy records using the property management system.
• Manage deposit deductions with evidence and fair wear and tear principles.
• Monitor rent arrears and assist with recovery or legal procedures.
• Advise landlords on repairs, compliance, arrears and tenancy matters.

An opportunity has arisen for a Senior Property Manager to join a property management and lettings company providing residential letting, property management, sales and investment-related services to landlords and investors.

As a Senior Property Manager, you will manage your own residential property portfolio, oversee tenancy matters and provide guidance to colleagues while helping maintain compliance and consistent service standards.

This full-time role offers basic salary range of £28,000 - £32,000 and OTE up to £35,000 plus benefits.

You will be responsible for:

• Managing landlord and tenant relationships, acting as the main point of contact throughout the tenancy lifecycle.
• Overseeing tenancy administration, including new tenancies, renewals, move-ins, move-outs and tenancy closures.
• Carrying out property inspections, preparing reports and ensuring any necessary follow-up actions are completed.
• Coordinating maintenance requests, monitoring contractor performance and keeping landlords and tenants informed of progress.
• Monitoring property safety and regulatory compliance, including gas safety, electrical inspections, energy performance certificates, licensing, portable appliance testing, and damp and mould requirements.
• Maintaining accurate property, tenancy and compliance records using the relevant property management system.
• Managing deposit deductions fairly, gathering supporting evidence and applying fair wear and tear principles to minimise disputes.
• Monitoring rent arrears and assisting with recovery or legal procedures where necessary.
• Advising landlords on repairs, compliance, arrears and tenancy matters, taking account of their commercial interests.
