Company Overview:

Our client is a multifaceted business with extensive experience in construction, manufacturing, and distribution. Their construction firms have delivered materials for iconic projects such as Wimbledon Court 1 facades, Everton Stadium, and London Bridge Station. Over the past 15 years, they have also invested in real estate, focusing on acquiring land, obtaining planning permissions, and selling assets. Now, they are embarking on a new journey to build out a residential development, a scheme of 8 dwellings—with more projects to follow.

Role Overview:

Our client is seeking an ambitious and hands-on Project Manager with a strong foundation in Quantity Surveying (QS) to lead the development of their 8-house residential project. This role is perfect for someone eager to grow with the company, working closely alongside the Managing Director. You will manage all aspects of the construction process—from cost management and subcontractor coordination to procurement and site management. The individual will be responsible for managing a budget of £3-4 million for this development, with an estimated Gross Development Value (GDV) of £7.5 million for the completed properties.

Key Responsibilities:

  • Oversee the full project lifecycle of the residential development, ensuring timely and on-budget delivery.
  • Conduct thorough cost management and implement strategies to reduce costs without compromising quality.
  • Manage and negotiate with subcontractors, ensuring alignment with project goals and budget.
  • Handle the purchasing of materials as required, optimizing for cost and quality.
  • Create, manage, and adapt the build programme, keeping the project on track.
  • Act as the Contracts Manager and Site Manager, ensuring compliance and smooth operation on site.
  • Maintain clear and effective communication with all stakeholders, including site teams, suppliers, and the Managing Director.
