Job summary

AC Corporation is seeking a Mechanical Project Manager in Charleston to own client projects from estimate through closeout and to grow long-term relationships with owner-direct customers. You will manage a mix of owner-direct work, design-build and design-assist projects in a fast-paced environment.

This role offers ownership of estimating, buyout, execution, margin control, and client relationships, with collaboration across supervisors, foremen, and trades to deliver on time and to spec.

Qualifications

• 5+ years of mechanical (HVAC) construction project management experience.
• Ability to estimate mechanical work.
• Working knowledge of HVAC systems layout, design, and installation.
• Experience coordinating mechanical work with other trades, GCs, and owners.
• Ability to negotiate with customers and resolve conflicts while protecting the relationship.

Responsibilities

• Account management: Maintain and grow long-term owner-direct relationships with assigned key accounts through regular customer visits and coordination.
• Estimating: Price mechanical work through site surveys and plan reviews.
• Project startup: Lead project setup and buyout, and coordinate with supervisors and trades.
• Purchasing: Issue purchase orders for equipment, materials, and subcontractors on time to protect schedule.
• Scheduling: Build the project plan and coordinate with field teams to meet completion dates.
• Change orders: Identify and price scope changes with client or GC and ensure understanding of scope.
• Manpower: Staff projects with appropriate workers and monitor projections.
• Financial control: Complete monthly billings, job cost reports, and forecasts; manage POs and subcontract invoices.
• Quality: Ensure labor and materials meet specs through site visits and reviews.
• Closeout: Deliver as-built drawings and manuals, set warranty dates, finalize punch lists and billing.

Mechanical Project Manager (HVAC) – Charleston, SC

AC Corporation, a Crete United company, is a well-established mechanical contractor with a long track record across North and South Carolina. We're hiring a Mechanical Project Manager in Charleston to own client projects from estimate through closeout and to grow long-term relationships with owner-direct customers.

This role suits a PM who wants real ownership: estimating, buyout, execution, margin, and the customer relationship. You'll manage a mix of owner-direct work, along with design-build and design-assist projects.

What you'll do

• Account management: Maintain and grow long-term owner-direct relationships with assigned key accounts through regular customer visits, progress updates, and coordination.


• Estimating: Price mechanical work through both site surveys and plan review.


• Project startup: Lead project setup and buyout, and coordinate with supervisors, foremen, and other trades.


• Purchasing: Issue purchase orders for equipment, materials, and subcontractors on time to protect the schedule.


• Scheduling: Build the project plan, including scope, resources, and timing, and coordinate with field superintendents, clients, general contractors, and subcontractors to meet completion dates.


• Change orders: Identify and price scope changes with the client or GC. Make sure field foremen understand the original scope so changes are caught early.


• Manpower: Work with trade superintendents to staff each project with the right number of workers at the right skill level. Keep manpower projections current.


• Financial control: Complete monthly billings, job cost reports, and manpower forecasts to protect estimated margins. Submit POs and subcontracts to accounting on time and resolve unapproved invoices.


• Quality: Make sure labor and materials meet project specifications through site visits, drawing and spec review, and ongoing client communication.


• Closeout: Deliver as-built drawings and O&M manuals, set warranty dates, complete punch list items, and collect final billing.

What you bring

• 5+ years of mechanical (HVAC) construction project management experience


• Ability to estimate mechanical work


• Working knowledge of HVAC systems layout, design, and installation


• Experience coordinating mechanical work with other trades, GCs, and owners


• Ability to negotiate with customers and resolve conflicts while protecting the relationship


• Strong written and verbal communication with field, technical, and executive audiences


• Proficiency in Excel, Word, and Bluebeam


• Degree in construction management, mechanical engineering, or a related field preferred; equivalent experience considered


• Experience with AutoCAD and Viewpoint a plus


• This position is not eligible for visa sponsorship

• Base salary $90,000–$120,000, depending on experience

Physical requirements
