Job summary

Deverell Smith Recruitment Ltd is seeking a Senior Portfolio Manager for our West London office to oversee a portfolio of about 120 residential properties for investor clients. This hands-on role requires building landlord and tenant relationships and ensuring compliant, efficient management.

The ideal candidate has at least five years in residential lettings or management, strong knowledge of UK legislation, and excellent communication and organisational skills.

Qualifications

  • Knowledge of UK residential lettings legislation and compliance.
  • Experience handling tenancy notices, renewals, arrears, deposits and terminations.

  • Strong organisation and time-management skills.
  • Ability to manage approximately 120 properties effectively.
  • IT skills and CRM software experience.
  • ARLA Propertymark qualifications desirable.

Responsibilities

  • Manage full lifecycle of tenancy from start to renewal and check-out for ~120 properties.
  • Be main contact for landlords, investors and tenants.
  • Develop relationships with UK and overseas investor clients and provide updates.
  • Coordinate maintenance and refurbishments with approved contractors.
  • Review quotations and ensure cost-effective works.
  • Perform periodic property inspections and follow up on works.
  • Manage tenancy renewals and rent reviews.
  • Prepare tenancy notices where required, including Section 8 and 13.
  • Monitor rent arrears and work with tenants/landlords to resolve balances.
  • Maintain accurate records in property management system.
  • Escalate significant issues to senior management.
  • Collaborate with Lettings, Progression, Accounts and Maintenance teams.
  • Identify opportunities to improve service to landlords/investors.
  • Support junior team members when required.

Job Description

Location: South Kensington

Position: Full-time, office-based

Hours: Monday-Friday, 9:00am-6:00pm

Saturdays: One Saturday per month, 10:00am-4:00pm, with a half-day off in lieu the following week

Salary: Up to £50,000 per annum + bonus & commission (OTE £60,000 per annum)

Role Overview

Our client is looking for an experienced Senior Portfolio Manager to join their West London office and take responsibility for a portfolio of approximately 120 residential properties on behalf of their investor clients.

This is a hands-on position for an experienced property professional who can take ownership of their portfolio, build strong relationships with landlords and tenants, and ensure properties are managed efficiently and compliantly.

Key Responsibilities
  • Manage the full property management lifecycle from tenancy commencement through to renewal, termination and check-out for a portfolio of approximately 120 properties.
  • Act as the main point of contact for landlords, investors and tenants.
  • Develop strong relationships with UK and overseas investor clients and provide clear, proactive updates.
  • Coordinate maintenance, repairs and refurbishment works with approved contractors.
  • Review quotations and ensure works are completed promptly, professionally and at appropriate cost.
  • Carry out and review periodic property inspections and follow up on any required works.
  • Manage tenancy renewals, rent reviews and tenancy extensions.
  • Prepare and serve relevant tenancy and property notices where required, including Section 8 and Section 13 notices, subject to applicable legal and compliance requirements.
  • Monitor rent arrears and work with tenants and landlords to resolve outstanding balances.
  • Manage deposit matters, check-outs and dilapidation claims.
  • Liaise with inventory clerks, contractors, utility providers, block managers, councils and other third parties.
  • Ensure properties remain compliant with relevant legislation, including gas safety, electrical safety, EPC requirements, smoke and carbon monoxide alarms, deposit protection and applicable licensing requirements.
  • Monitor HMO and selective/additional licensing requirements where applicable and ensure renewals and compliance actions are dealt with promptly.
  • Maintain accurate property, landlord and tenant records on the company's property management systems.
  • Escalate significant legal, compliance, maintenance or financial issues to senior management.
  • Work closely with the Lettings, Tenancy Progression, Accounts and Maintenance teams.
  • Identify opportunities to improve the service provided to landlords and investors.
  • Support and assist more junior members of the Property Management team when required.
Experience & Requirements
  • Minimum 5 years' experience within residential property, lettings or property management.
  • Strong experience independently managing a residential property portfolio.
  • Good working knowledge of UK residential lettings legislation and property management compliance.
  • Experience dealing with tenancy notices, renewals, arrears, deposits and tenancy terminations.
  • Strong understanding of maintenance and contractor management.
  • Excellent written and verbal communication skills.
  • Confidence dealing directly with landlords, investors and tenants.
  • Excellent organisation and time-management skills.
  • The ability to prioritise a busy workload and manage approximately 120 properties effectively.
  • Strong attention to detail, particularly in relation to compliance and legal documentation.
  • A professional and commercially minded approach to property management.
  • Good IT skills and experience using property management/CRM software.
  • ARLA Propertymark qualifications are desirable but not essential. We are prepared to support the right candidate in obtaining further professional qualifications.
