Job summary

Waites Recruitment Consultancy Ltd are seeking a Senior Contracts Manager (Construction) for a client in Surrey on a full time basis. This is a hands-on, project‑management role where you will take ownership of multiple projects from scope and quotation through to completion and handover.

The ideal candidate will have strong construction knowledge, excellent organisational and client management skills, and a strong working knowledge of Schedules of Rates (SOR).

Qualifications

• Experience in construction Project Management or Contracts Management.
• Strong working knowledge of Schedules of Rates (SOR).
• Ability to manage multiple projects simultaneously.
• Excellent client‑facing communication.
• Full UK driving licence.

Responsibilities

• Manage multiple construction, refurbishment and maintenance projects from start to completion.
• Review scopes of work, drawings, specifications and client requirements.
• Prepare and review quotations using SOR and client-specific pricing structures.
• Develop and manage project programmes, labour requirements and subcontractor resources.
• Coordinate subcontractors, suppliers, materials and site activities.
• Monitor project budgets, costs and commercial performance.
• Identify, price and manage variations and additional works.
• Attend site visits, progress meetings and client meetings.
• Provide clients with clear and professional project updates.
• Proactively manage programme delays, site issues and changes in scope.
• Ensure works are delivered safely and in accordance with health & safety requirements.
• Monitor workmanship and quality throughout project delivery.
• Manage snagging, completion and handover.
• Support valuations and final account processes.
