VINCI Building is seeking a Senior Construction Manager to lead a £180m student accommodation project at the University of Southampton. The role requires extensive site leadership, budget control and coordination of multi-disciplinary teams to deliver to programme and financial targets.

You will oversee health and safety, ensure quality, manage information and engage stakeholders, including the client and neighbours, throughout the lifecycle of the project.

Qualifications

  • Extensive experience overseeing mid to large-scale construction projects from inception to completion.
  • Proven track record working for a large Main Contractor in the UK.

Responsibilities

  • Plan, organise, control and coordinate the site to a satisfactory and safe completion.
  • Ensure safe access and segregation is maintained on site.
  • Review risk assessments, method statements and ensure compliance before works commence.
  • Lead site teams and coordinate with subcontractors to deliver on time and budget.
  • Maintain site reporting such as daily diaries, site instructions and records.
  • Manage resources to meet workload and project targets.
  • Ensure works align with specifications, drawings and technical information.
  • Control costs and document change in the established process.
  • Drive on-site quality and stop sub-standard work, engaging specialists as needed.
  • Promote health and safety, welfare, and compliance with VINCI HS&E policy.
  • Plan and chair weekly Last Planner meetings and lookahead programs.

Job description

VINCI Building has an exciting opportunity for a Senior Construction Manager to play a significant part in supporting the delivery of a £180m student accommodation project at the University of Southampton.

With a build programme to 2029, the scheme includes in excess of 1,500 new student beds, along with refurbishment and the restoration of a Grade II listed building.
Designed to operate emission-free, this project will exceed UK net zero carbon targets, along with a commitment to significantly increase affordable student accommodation.

As Senior Construction Manager, you’ll be able to demonstrate extensive experience overseeing mid to large-scale construction projects from inception to completion. With a proven track record working for a large Main Contractor in the UK, you will lead site teams, manage budgets, ensure safety compliance, and coordinate stakeholders to deliver projects on time and within financial targets whilst exceeding our clients’ expectations.

Management of the Site
  • Plan, organise, control and coordinate the site or section of the site to a satisfactory and safe completion
  • Ensure that works are coordinated to ensure suitable safe access and segregation is maintained
  • Ensure that works are not started before Risk Assessments, Task Safety Plans and Method Statements are issued and agreed; issued and communicated by the sub-contractor and to then actively monitor their implementation
  • Is aware of full project life cycle and contributes effectively with construction expertise at each
  • Sets up processes to ensure the site team effectively manage all site reporting such as record sheets, site instructions, daily diary etc.
Managing resources
  • Fully aware of the resource requirements to effectively complete a section of work and ensures arrangements are made to meet these needs
  • Ensure individuals are aware of what is expected of them
  • Develop individuals through coaching and training
  • Resolution of disputes
Management of information
  • Ensure that the works are carried out in accordance with good practice and in line with all relevant specifications, drawings,
  • method statements and to obtain all relevant technical / manufacturers information prior to any activity commencing
  • Dissemination of information to relevant parties
Production
  • Ensure materials, plant and sub-contractors are procured to meet targets
  • Control costs
  • Recognises change on site and retains records as required by the established change control process
Quality - Ensure appropriate quality is achieved on the project
  • Ensure each subcontractor is aware of the Guide for Sub Contractors working with Vinci Construction and are interviewed prior to any engagement
  • Communicates VINCI quality policy and systems to subcontractors and suppliers
  • Ensures that robust on-site procedures are established and employed and undertakes daily checks
  • Undertakes regular checks to ensure workforce are meeting quality requirements
  • Drives delivery of quality for the project, actively stopping and correcting sub-standard work and actively engaging specialist support to ensure this
Health and Safety
  • Ensure that the works are undertaken in accordance with all VINCI HS&E legislation, and the site Health Safety and Environmental Plans
  • Puts safety first and instills this in the project team and suppliers
  • Ensures that suitable welfare is in place and maintained
  • Sets up procedures to ensure that all safety documentation is collated and retained for example scaffold inspection records, PUWER records etc.
  • Ensures that weekly recorded site inspections for temp works such as hoardings, scaffolds, Haki stairs etc. are undertaken
  • Ensures plant is inspected to meet PUWER guidelines
Project Planning
  • Mark up the project programme on a weekly basis
  • Assesses and coordinates one week lookahead suppliers programme and monthly look-ahead programmes for site operations from project programme. Attends and chairs Weekly Last Planner Meeting
  • Daily review of the weekly work plan, and brief trade supervision on action required
Project Planning
  • Ensures the short-term plans and performance requirements are delivered, including re-prioritisation of works, to include holding weekly progress meetings
Liaison with client and end users and neighbours
  • Manage aspirations of client, end users and neighbours
  • Resolve queries and complaints
  • Develop relationships for the future
  • Report on progress, problems and information requirements
Communication
  • Understand project objectives and communicates to site teams as short to medium term goals to focus works
  • Determines the site set-up with all roles clearly communicated to ensure all parties understand their responsibilities and are accountable
  • Ensure company procedures are being maintained by internal review

This is a crucial site based role, therefore applicants must be able to commute to the project in Southampton on a daily basis.
