Job summary

360 Recruitment is seeking an experienced Commercial Manager to lead the commercial delivery of multiple office fit-out and refurbishment projects in London. You will own procurement, budgeting and final accounts, and build strong client and subcontractor relationships to drive profitability.

With a strong background in CAT A/B refurbishment or design & build, you will manage CVRs, cash flow and risk assessments while collaborating with project teams to ensure timely, profitable project delivery.

Qualifications

• Proven experience as a Commercial Manager or Senior Quantity Surveyor in a main contractor or design & build environment.
• Strong background in commercial office fit-out, CAT A/B refurbishment or design & build projects.
• Experience managing projects commercially from procurement through to final accounts.
• Knowledge of CVRs, forecasting, subcontractor procurement and contract administration.
• Experience managing multiple projects simultaneously.
• Excellent negotiation, communication and organisational skills.
• Ability to work independently while collaborating with operational teams.
• Experience with an established office fit-out contractor would be advantageous.

Responsibilities

• Take full commercial responsibility for office fit-out and refurbishment projects from procurement through to completion.
• Manage project budgets, cost control, cash flow, forecasting and CVRs.
• Oversee subcontractor procurement, tendering, negotiations, valuations and final accounts.
• Identify and manage commercial risks, variations and contractual obligations.
• Protect project profitability and meet commercial targets and margins.
• Manage multiple live projects with accurate financial reporting.
• Build and maintain relationships with clients, subcontractors and suppliers.
• Collaborate with Project Managers, Designers and operations for delivery.
• Provide regular commercial updates to senior management on performance, risks and opportunities.

An excellent opportunity has arisen for an experienced Commercial Manager to join an established and growing design & build contractor specialising in high-quality commercial office fit-out and refurbishment projects.

The successful candidate will take ownership of the commercial delivery of multiple projects, overseeing all aspects from procurement through to final accounts, ensuring profitability, effective cost management and strong commercial performance throughout.

This position would suit a commercially astute individual with a strong background in the fit-out sector who is confident managing projects independently, building client relationships and working closely with operational teams.

Key Responsibilities

• Strong knowledge of CVRs, forecasting, subcontractor procurement and contract administration.
• Experience managing multiple projects simultaneously.
• Confident negotiating with subcontractors, suppliers and clients.
• Excellent commercial awareness, communication and organisational skills.
• Ability to work independently while collaborating effectively with operational teams.
• Previous experience with an established office fit-out contractor would be highly advantageous.
