Job summary

Property Management Recruitment Ltd is seeking a Senior Block Manager for Brighton & Hove in a hybrid role with £50,000 salary. You will manage RTM/RMC portfolios, chair boards, and advise directors while ensuring compliance and high standards across the portfolio.

The role requires several years of block management experience, knowledge of leasehold legislation, and the ability to lead meetings and mentor junior managers.

Qualifications

• Several years of residential block management experience, including direct work with RTM companies and/or RMCs.
• Knowledge of leasehold legislation, service charge regulations and Section 20 procedures.
• Confidence running meetings and presenting to directors and leaseholders.
• Strong organisation and the ability to manage a demanding portfolio without losing the personal touch.
• A qualification such as TPI or IRPM (or working towards one) would be a real advantage.
• A full UK driving licence, given the site visits involved.

Responsibilities

• Act as the lead adviser to RTM and RMC boards, attending and chairing meetings (including AGMs) and guiding directors through their responsibilities and decision-making
• Prepare, monitor and reconcile service charge budgets, and work closely with the accounts team on year-end accounts and reserve fund planning
• Manage Section 20 consultations from start to finish, from specifications and tenders through to contractor appointment and project delivery
• Oversee compliance across the portfolio, including fire risk assessments, health and safety, insurance, and building safety obligations under the Building Safety Act where relevant
• Carry out regular site inspections and make sure contractors deliver to a high standard and represent value for money
• Handle lease enforcement, breaches, and the more sensitive leaseholder issues with tact and authority
• Support and mentor more junior property managers, setting the standard for service across the team
