We have an exciting opportunity for a Sales & Marketing Director to join our team within Vistry Merseyside & Cheshire West, at our Warrington office. As our Sales & Marketing Director, you will manage the designated business unit’s sales and marketing function from land purchase, pre-development, to handover. Ensure targets are met in terms of sales, profitability and the highest levels of customer satisfaction while maintaining the company’s standards for customer care, safety, and quality.

- Significant experience in new homes sales, with business unit responsibility
- Experience in a leadership role with a significant sized team
- Proven ability to meet and exceed sales targets
- Experience of working with multiple stakeholders across different disciplines
- Experience of financial management of a significant budget
- Experience of inputting into the land purchase process
- Excellent IT skills and proficiency with MS Office
- A good understanding of the sales and legal process
- Strong attention to detail
- Excellent organisational skills
- Able to produce accurate work in a high-paced environment
- Business and commercial awareness
- Ability to add value by identifying opportunities to increase revenues
- An inspirational leader and strong team player, capable of operating in a changing environment
- Gravitas and profile to lead at a senior level, influencing change and financial management
- Strength of character to make their voice heard within a strong board of directors
- Effective communication skills at all levels
- Willingness to work weekends as required
- Full UK Driving License and willingness to travel within the division
Desirable skills and qualifications…
- 5 GCSEs / GCE including Mathematics and English (C grade or above)
- A management / leadership qualification
- Experience in a leadership role with a national housebuilder
- Experience of reporting at Board level
- Experience working with affordable housing partners
- COINS Experience
- Experience in dual branding strategies

- Lead, motivate, communicate with, develop, and appraise staff to ensure high performance
- Manage team to achieve KPIs such as reservation to exchange time, solicitor referrals, sales per outlet, and cancellations
- Create and maintain a positive sales culture focused on success and customer service
- Guide marketing strategies and manage sales leads and conversion rates
- Maintain NHBC 5* status through active sales management
- Monitor customer journey performance and compliance
- Ensure health and safety responsibilities are met
- Collaborate with construction, commercial, and finance teams to meet standards and legal completion targets
- Manage marketing budget to control costs and maximize revenue
- Stay updated on competitors and customer trends
- Provide performance reports and influence business strategy at Board level
- Support land acquisition with market research and site selection
- Oversee plot releases and marketing presentation standards
- Coordinate with construction and customer service teams for quality and aftersales service
