Job summary

Branta Recruitment Ltd is assisting a client to appoint a Head of Residential Property Management in the South. You will own a residential portfolio, drive occupancy, arrears reduction, and compliance, and lead a high-performing team to deliver measurable results.

Based in Southampton, you will manage contractors, control budgets, and implement a preventative maintenance programme with a modern digital portal and service SLAs to enhance tenant experience and owner returns.

Qualifications

• Proven track record running a residential portfolio of similar scale with measurable improvements in occupancy, arrears and compliance.
• Hands-on leadership of property managers, including hiring, coaching and holding people to outcome-based targets.
• Deep working knowledge of UK residential legislation, HMO licensing and health & safety obligations.
• Comfortable owning P&L lines for operations and maintenance, not just reporting them.
• ARMA, IRPM or equivalent professional standing, plus evidence of using data and systems to drive decisions.

Responsibilities

• Lead a high-performing team of property managers to improve occupancy, arrears, and compliance metrics.
• Own P&L for operations and maintenance budgets and drive cost efficiencies.
• Oversee contractor selection, performance, and preventative maintenance programmes.
• Implement a digital portal and service SLAs to enhance tenant experience and responsiveness.
• Ensure adherence to UK residential legislation and licensing requirements.
