Job summary

Bellway PLC is seeking a Land Manager to identify and appraise short to long-term land opportunities across the division. You will build strong relationships with landowners, agents, authorities and consultants while coordinating with Planning, Technical and Commercial teams.

You will prepare offers, progress negotiations and maintain land records. Travel to development sites is expected as part of this role, with a focus on compliant and timely delivery.

Qualifications

• Experience as Land Buyer or Land Manager or similar.
• Experience in land acquisition within housebuilding is preferred.
• Proven ability to identify and appraise land opportunities across a division.

Responsibilities

• Identify and assess short, medium and long-term land opportunities across the division's operating area.
• Build strong relationships with landowners, agents, local authorities, consultants and developers.
• Carry out detailed land appraisals aligned with Bellway's land appraisal system (valuation, build costs, policy, research, viability).
• Prepare, negotiate and progress offers in line with budgets and land requirements.
• Collaborate with Planning, Technical, Commercial and external consultants to support applications and due diligence.
• Partner with Bellway's Strategic Land team on longer-term opportunities and option agreements.
• Maintain accurate land records and portfolio information for decision making.
• Support tendering of Section 106 opportunities to Registered Providers.
• Work with internal teams to progress opportunities effectively and compliantly.
