Reporting to the Director, Investment & Residential London Estate, this role will be responsible for leading the strategic and financial performance (end-to-end profit and loss accountability) of the London Estate’s residential short-let portfolio. The portfolio currently comprises approximately 350 rental units held on a mixture of Assured Shorthold and Assured tenancies, together with approximately 80 ‘regulated’ tenancies. Several residential blocks are occupied by serviced apartment operators, a sector this role will aim to expand, including reviewing business cases for increased operational exposure via direct management or joint ventures. The total portfolio has a capital value of £600m.
This role involves creating and implementing a short-let residential strategy focused on: i) improving long-term net income yield; ii) building a resilient portfolio less vulnerable to market downturns; iii) establishing a distinctive brand to differentiate from competitors; iv) delivering innovative occupier and service improvements, including digital and marketing enhancements, to increase tenant retention and reduce voids; v) developing a sustainability strategy aligned with Grosvenor’s Net Zero Carbon goals through leasing and retrofit activities; and vi) establishing reliable data systems for better business decision-making. Regular presentations of strategic and financial updates to the London Estate Directors and Executive Committee are required.
The role also entails leading and developing the multi-disciplinary short-let residential team, fostering a culture of continuous improvement and innovation. The team manages the portfolio’s end-to-end P&L, including letting, managing, maintaining, and refurbishing units. A review of the portfolio’s specifications will be necessary to ensure it remains market-leading, with the goal of minimizing void periods and maximizing rental growth.
Additionally, the role involves leading the acquisition of target residential units in strategic locations, preparing compelling business cases, and presenting detailed financial analyses. Regular income efficiency reviews, hold/sell analyses for underperforming units, and conducting development and investment appraisals are also key responsibilities.
