Responsibilities:
- Ensure effective service levels, acting as the representative towards customers, clients, and developers, ensuring all aspects of the development are fully presentable, serviced, and properly maintained.
- Maintain working relationships with the committee of any Residents Association / RMC, RTM Co.
- Attend meetings as appropriate and deliver ongoing training to support the team.
- Utilize appropriate internal and external methods and support.
- Conduct frequent reviews with direct reports, providing constructive feedback and coaching, ensuring KPIs and SLAs are met.
- Manage internal redecorations.
- Manage performance, set guidelines, manage holiday and sickness absences, organize shift cover, and undertake or organize emergency cover as required.
- Oversee cost control and review of expenditure and accounts, including assisting with setting service charges and presenting accounts, along with preparing and presenting bi-monthly financial summaries.
- Hold proactive customer, contractor, and client meetings, ensuring issues are promptly addressed within the agreed timeframes.
- Respond to complaints up to Stage 1, collaborating with the Regional Manager for Stage 2 responses.
- Conduct risk assessments, health and safety checks, and routine testing, ensuring concerns are addressed within the specified timeframe.
- Supervise contractors, overseeing works on and around the development.
- Monitor works orders to ensure timely delivery.
- Ensure reactive and planned works are conducted to a high standard.
- Investigate and report irregular incidents to the development manager.
- Provide responses to emergency queries outside normal hours, including attendance where necessary.
- Conduct regular site inspections and organize remedial actions, maintaining the building's fabric to a high standard and achieving all KPIs.

- Staffing includes 1 Assistant Development Manager, 3 Concierge staff, 1 maintenance operative, and 1 yardman.
- Service charge up to 3 million.
- 270 parking spaces.
- Facilities include a fitness suite and cycle storage.
- Requirements include 4 years of experience in a similar role, RMC experience, and current building legislation knowledge.
