Qualifications

Our client is the UK’s leading residential property services provider, managing over 330,000 homes across 5,800 developments in England, Wales, and Scotland. With more than 40 years of experience and a team of 3,300 employees, the company partners with developers, investors, freeholders, and over 1,600 Resident Management Companies to deliver expert management and customer service across the residential sector.

Responsibilities:
  1. Ensure effective service levels, acting as the representative towards customers, clients, and developers, ensuring all aspects of the development are fully presentable, serviced, and properly maintained.
  2. Maintain working relationships with the committee of any Residents Association / RMC, RTM Co.
  3. Attend meetings as appropriate and deliver ongoing training to support the team.
  4. Utilize appropriate internal and external methods and support.
  5. Conduct frequent reviews with direct reports, providing constructive feedback and coaching, ensuring KPIs and SLAs are met.
  6. Manage internal redecorations.
  7. Manage performance, set guidelines, manage holiday and sickness absences, organize shift cover, and undertake or organize emergency cover as required.
  8. Oversee cost control and review of expenditure and accounts, including assisting with setting service charges and presenting accounts, along with preparing and presenting bi-monthly financial summaries.
  9. Hold proactive customer, contractor, and client meetings, ensuring issues are promptly addressed within the agreed timeframes.
  10. Respond to complaints up to Stage 1, collaborating with the Regional Manager for Stage 2 responses.
  11. Conduct risk assessments, health and safety checks, and routine testing, ensuring concerns are addressed within the specified timeframe.
  12. Supervise contractors, overseeing works on and around the development.
  13. Monitor works orders to ensure timely delivery.
  14. Ensure reactive and planned works are conducted to a high standard.
  15. Investigate and report irregular incidents to the development manager.
  16. Provide responses to emergency queries outside normal hours, including attendance where necessary.
  17. Conduct regular site inspections and organize remedial actions, maintaining the building's fabric to a high standard and achieving all KPIs.
Development Information:
  1. Staffing includes 1 Assistant Development Manager, 3 Concierge staff, 1 maintenance operative, and 1 yardman.
  2. Service charge up to 3 million.
  3. 270 parking spaces.
  4. Facilities include a fitness suite and cycle storage.
  5. Requirements include 4 years of experience in a similar role, RMC experience, and current building legislation knowledge.
