Job summary

TSR Legal is recruiting an experienced Residential Conveyancing Solicitor or Licensed Conveyancer to join its established property team in Port Talbot. You will manage a diverse residential caseload from instruction to completion, including sales, purchases, remortgages and new-builds.

The role requires at least 2 years of residential conveyancing experience, CQS accreditation, and strong client-care skills. It offers a permanent role after a 5-month probation and on-site parking.

Qualifications

• 2+ years' proven residential conveyancing experience.
• CQS accreditation or working towards.
• Ability to manage a caseload independently and as part of a team.
• Strong organisation and time-management skills.
• Excellent client care and communication abilities.
• Good IT skills (Office, case management systems).
• Solid understanding of regulatory requirements including SRA/CLC Code of Conduct.
• Knowledge of anti-money laundering, mortgage fraud and counter-terrorism rules.

Responsibilities

• Manage own residential conveyancing caseload from instruction to completion and post-completion.
• Handle sales, purchases, new-builds and remortgages.
• Prepare contract packs, search requests, and redemption statements.
• Liaise with clients, lenders, agents and third parties throughout transactions.
• Provide clear cost quotations and keep clients updated on progress.
• Ensure files are compliant with firm procedures and best practice.
• Keep up-to-date with developments in residential property law.

Job description

Location: Port Talbot
Salary: From £34,000 depending on experience
Working Hours: Monday to Friday, 9:00am5:00pm
Contract: Permanent, following a 5-month probationary period

The Opportunity

TSR Legal are currently working with a well-established law firm that is looking to appoint an experienced Residential Conveyancing Solicitor or Licensed Conveyancer to join its growing residential property team.

This is an excellent opportunity for a motivated and client-focused conveyancer who is looking to join a supportive team and take responsibility for their own caseload, handling matters from initial instruction through to completion and post-completion.

The Role

You will manage your own residential conveyancing caseload, dealing with a broad range of property matters including:

• Sales and purchases
• New-build transactions
• Remortgages
• Taking initial client instructions and providing clear cost quotations
• Preparing and issuing contract packs
• Applying for searches and obtaining redemption statements
• Preparing files for completion and ensuring all parties are kept updated
• Liaising with clients, lenders, agents and other third parties throughout transactions
• Completing all necessary post-completion work
• Maintaining accurate and up-to-date records in line with the firm's procedures and best practice
• Keeping up to date with developments in residential property law and relevant regulations

About You

The successful candidate will ideally have:

• At least 2 years' proven experience working within residential conveyancing
• CQS accreditation
• The ability to manage a caseload independently while also working effectively as part of a wider team
• Strong organisational and time-management skills
• Excellent client care and communication skills
• A positive, professional and friendly approach
• Good IT skills, including experience with Microsoft Office and case management systems
• A good understanding of the relevant regulatory requirements, including the SRA or CLC Code of Conduct
• Knowledge of Anti-Money Laundering, mortgage fraud and counter-terrorism regulations
• A good understanding of CQS requirements and best practice
