Job summary

Niyaa People Ltd is seeking a Housing Officer to manage a general needs patch, ensuring tenancy management and resident-focused service delivery. Based in Newton Abbot with hybrid working, the role involves visits, liaising with local authorities, and enforcing tenancy actions when necessary.

You will work with income, repairs, ASB, safeguarding and allocations teams to sustain tenancies and support vulnerable residents. Travel across the patch is required and strong communication is essential.

Qualifications

• Experience as Housing Officer or similar role in social housing.
• Strong knowledge of tenancy management and housing legislation.
• Experience dealing with rent arrears and tenancy breaches.
• Experience managing ASB and safeguarding concerns.
• Knowledge of tenancy sustainment and supporting vulnerable residents.
• Strong communication and negotiation skills.
• Ability to handle enforcement actions when required.
• Excellent organisational and case-management skills.
• Experience working with local authorities and partner agencies.
• Full UK driving licence and access to a vehicle; regular travel required.

Responsibilities

• Managing a general needs housing patch and maintaining regular contact with residents.
• Managing tenancy matters from sign-up to tenancy sustainment and enforcement as needed.
• Dealing with rent arrears, tenancy breaches and other tenancy-related issues.
• Investigating and managing anti-social behaviour and nuisance cases.
• Carrying out tenancy visits, inspections and property checks.
• Supporting vulnerable residents and identifying appropriate support or referral pathways.
• Working with income, repairs, ASB, safeguarding and allocations teams.
• Liaising with local authorities, statutory agencies and external partners as required.
• Taking appropriate action to ensure properties and tenancies are managed effectively.
• Maintaining accurate records and progressing casework within agreed timescales.
• Supporting wider objectives around tenancy sustainment, resident satisfaction and neighbourhood management.
