Job Description:

An In House Commercial Property Lawyer (Landlord and Tenant) is sought by a business founded in the early 1900s.

The company wishes to expand its legal team, currently comprising two members, with a Commercial Property Lawyer holding at least 5 years PQE. The role involves assisting the Group Legal Estates Director in providing strategic legal advice to the Board. The lawyer will respond efficiently to business requests to secure new sites advantageously and minimize disposal costs for closed branches by acting swiftly on transactions. The position can be based in Essex or be fully remote.

Main Duties include:

• Managing property portfolio matters such as lease grants, renewals, transfers, and consent applications.
• Dealing with lease variations, surrender agreements, acquisitions, and disposals of commercial properties.
• Handling options, pre-emption agreements, exclusivity, confidentiality, wayleave agreements, and tenancy issues.
• Supporting portfolio management, liaising with the Group Estates Director on legal and maintenance matters.
• Ensuring property transactions are approved by the Board and managing costs and liabilities for closed branches.
• Addressing queries related to business rates, service charges, and insurance invoices.
