Job Description:

An In-House Commercial Property Lawyer (Landlord and Tenant) is sought by a business founded in the early 1900s.

They wish to add to the legal team, which currently stands at two others, with the appointment of a Commercial Property Lawyer with at least 5 years PQE, to assist the Group Legal Estates Director in providing expert and strategic legal advice for the Board. You will respond efficiently to business requests to secure new sites on the most advantageous basis for the Group and minimise disposal costs for closed branches by acting quickly on the transaction. The role can be based in Essex or be fully remote.

Main Duties:

• Acting for the Group on property portfolio management, including granting and renewing commercial leases, transferring existing leases, and dealing with applications for consent to assignment, under-letting, or alterations. Varying and surrendering leases, settlement agreements, and acquisition/disposal of commercial properties. Handling options, conditional contracts, pre-emption agreements, exclusivity, confidential agreements, wayleave agreements, deeds of easements, parking licenses, and assured shorthold tenancies.
• Assisting with portfolio management, addressing lease, legal, and maintenance issues, liaising with the Group Estates Director as needed.
• Managing acquisition and disposal of properties in line with Board approvals.
• Minimising costs and liabilities related to dilapidations for closed branches by acting promptly.
• Handling queries related to business rates, service charges, and insurance invoices.
