Job Description:

An In-House Commercial Property Lawyer (Landlord and Tenant) is sought by a business founded in the early 1900s.

The company wishes to add to its legal team, which currently consists of two members, with the appointment of a Commercial Property Lawyer with at least 5 years PQE. The successful candidate will assist the Group Legal Estates Director in providing expert and strategic legal advice for the Board. Responsibilities include responding efficiently to business requests to secure new sites and minimize disposal costs for closed branches, acting swiftly on transactions. The role can be based in Essex or remotely.

Main Duties:

1. Managing property portfolio matters, including grants and renewals of commercial leases, transfers, applications for consent, variations, surrendering leases, settlement agreements, and acquisition/disposal of commercial properties.
2. Handling lease variations, under-letting, alterations, options, conditional contracts, pre-emption agreements, exclusivity, confidentiality, wayleave agreements, deeds of easements, parking licenses, and assured shorthold tenancies.
3. Assisting with portfolio management, liaising with the Group Estates Director regarding lease, legal, and maintenance issues.
4. Managing property acquisitions and disposals in line with Board approvals.
5. Minimizing costs and dilapidation liabilities for closed branches by acting promptly.
6. Addressing queries related to business rates, service charges, and insurance invoices.
