Job summary

Triumph Consultants Ltd in Newbury, Berkshire is seeking a Housing Adaptations Technical Officer for a 3-month contract. You will carry out major and minor adaptations, perform full technical inspections from start to finish, with hybrid working and on-site surveys across the West Berkshire area.

You will inspect properties with limited access (roofs/lofts), prepare drawings, specifications and cost estimates, and submit Planning and Building Regulation applications.

Qualifications

• Ability to complete property inspections with limited access (roofs, lofts).
• Desirable HNC/HND or in-house construction training.
• Desirable training in Housing Health & Safety Rating System (HHSRS).

Responsibilities

• Provide technical advice related to major and minor adaptations to client properties.
• Visit service users, assess required works for adaptations.
• Prepare schemes, specifications, drawings and cost estimates.
• Submit Planning and Building Regulation applications.
• Manage contractors to ensure compliance with Building, Planning, and safety regulations.
• Carry out site inspections and approve payments when due.
• Issue final accounts and monitor contract progress.

Job description

Hours per week: 37 Monday – Friday, normal working hours

Hybrid working, a mix of office-based, home-based and on-site surveys with customers. Approximately 2 days on site. Market Street office base and site visits across West Berkshire area

Triumph Consultants are looking for a Housing Adaptations Technical Officer to provide technical advice and support in carrying out major and minor adaptations for client's properties. You will carry out a full technical inspection to completion. Contract is for 3 months in Newbury, Berkshire, RG14 5LD

Key requirements

Able to complete property inspections with limited accesses (roofs, lofts etc)

HNC or HND or formal technical training in house construction is desirable

Training in Housing Health & Safety Rating System (HHSRS) is desirable

Significant experience of undertaking property surveys to identify defects and repairs, including application of HHSRS to identify hazards

Experience and competence in use of CAD packages

Significant experience of preparing technical specifications

Experience of tendering contracts – tender preparation and evaluation

Experience of preparing, negotiating, supervising and monitoring contracts

Experience of dealing with other professionals and outside contractors

Ability to work occasional evenings to attend Council meetings

Full clean UK driving licence with access to a vehicle for business use required

Key responsibilities

Provide technical advicein relation to carrying out major and minor adaptations to client'sproperty

Visit service users in their own homes and assess the building work required for theadaptations needed in the property

Prepare and manage schemes of improvement, adaptation and repair to including the preparation of specifications and schedules of work, Preparation of drawings and estimates

Preparation and submission of Planning and Building Regulation applications

Manage contractors to ensure their work is compliant with Building and Planning Regulations, Health and Safety Executive legislation and any other relevant legislation

Carryout interim and final site inspections, including defects liability;issuing evaluations and payments/certificates as work progresses and assessing the quality of undertaken, authorising payments when due

Issuing or agreeing contractor’s final accounts
