Job summary

Senior Site Manager required for a regional house builder project based in Blackburn overseeing a 200-unit development. You will manage site teams, drive safety and quality, and ensure programme and budgets are met.

Reporting to Contracts Manager, you will lead pre-start meetings, coordinate trades, monitor progress, and ensure compliance with NHBC inspections and building regulations. A background in joinery or bricklaying is preferred and CIOB Site Management is a plus.

Qualifications

• Trade background, ideally joinery or bricklaying, on-site construction experience.
• Desirable CIOB Site Management qualification.
• Experience liaising with internal and external personnel is beneficial.

Responsibilities

• Enforce Health & Safety policies and induct staff, sub-contractors and visitors.
• Maintain up-to-date Health & Safety records and environmental policies.
• Lead weekly site meetings and plan efficient resource use.
• Ensure production aligns with technical and planning documentation.
• Oversee NHBC inspections, site snagging, and build quality checks.
• Control costs to meet development budgets and programmes.

Job description

A regional house builder have a requirement for a Senior Site Manager for a development based in Blackburn with 200 units, a mix of 2, 3,4 and 5 bed homes.

Reporting to the Contracts Manager you will establish and manage a site workforce capable of constructing the quality new homes in a safe and diligent manner, to the highest possible standard, ensuring the programme and budgets are met in line with health, safety and environmental requirements.

Duties and responsibilities include:

• Ensure visitors are aware of the company Health & Safety Policy ensuring that they are accompanied by a company representative
• Ensure that Company Health & Safety Policies and procedures are strictly adhered to
• Maintain and produce, on request, up-to-date Health & Safety records
• Ensure all Environmental and Waste Management Policies are adhered to
• Ensure that all staff, sub-contractors and visitors to the site are appropriately inducted
• Fully co-operate with the Company's Customer Care and Customer Satisfaction Policy and Procedures
• Take ownership of agreed build programmes at pre-start meetings and accept and check the full build package handed over at this meeting
• Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided
• Conform to building regulations and warranty providers' requirements
• Ensure cost effective production in line with development budgets by ensuring that the work undertaken is in full accordance with the cost provision allocated
• Organise regular site production meetings and pre-plan and ensure efficient usage of all resources, including labour, sub-contractors, plant and materials
• Ensure accurate production/progress returns are updated
• Attend and minute a weekly Sales/Construction Meeting
• Ensure the quality of finished product and thoroughly inspect and snag each plot prior to each NHBC key stage inspection
• Ensure all site administration is carried out in accordance with Head Office requirements
