Job summary

Thorn Baker Construction is seeking an experienced Quantity Surveyor to join its commercial team on a range of refurbishment and building projects. The role combines office-based cost control with site involvement to ensure profitability and project delivery.

You will manage budgets, forecasts and subcontractor accounts, negotiate payments and final accounts, and work closely with project teams to drive commercial success.

Qualifications

• Proven experience as a Quantity Surveyor within the construction industry.
• Experience on refurbishment and/or building construction projects.
• Strong commercial awareness and financial management skills.
• Experience managing subcontractor accounts, valuations and final accounts.
• A good understanding of construction contracts and commercial procedures.
• Excellent negotiation, communication and organisational skills.
• The ability to work independently and manage multiple priorities.
• A proactive approach to problem-solving and commercial management.
• A relevant degree or equivalent qualification in Quantity Surveying is desirable.

Responsibilities

• Manage the commercial aspects of construction and refurbishment projects from inception through to final account.
• Prepare and manage project budgets, cost plans and financial forecasts.
• Monitoring project costs, cash flow and overall commercial performance.
• Managing subcontractor procurement, negotiations and appointments.
• Reviewing and assessing subcontractor applications for payment.
• Preparing and submitting interim valuations and applications for payment.
• Managing variations, change control and contractual claims.
• Producing regular cost reports and financial forecasts.
• Negotiating and agreeing final accounts with clients and subcontractors.
• Identifying commercial risks and opportunities to maximise profitability.
• Working closely with project managers, site teams and senior management.
• Attending site visits and commercial meetings as required.
