Job summary

Nicholas Associates Group Limited in Stockport seeks an experienced Quantity Surveyor to drive commercial performance on live projects. You will work with the Commercial Manager and delivery teams to control costs, manage contracts, and protect margins.

The role covers cost planning, interim valuations, final accounts, payments, variations, procurement input, and regular reporting. A field-facing position requiring strong negotiation, accuracy, and the ability to work under pressure.

Qualifications

• A Level or equivalent education is required.
• 5+ years' experience in rainscreen, facades, cladding or full envelope.
• Strong knowledge of JCT/NEC/Bespoke contracts.

• Prepare and manage project cost plans, budgets, and forecasts.
• Draft, submit and negotiate interim valuations and final accounts.
• Ensure timely applications for payment.
• Value and agree variations with clients and supply chain.
• Assist procurement and subcontractor appointments.
• Prepare regular cost reports and cash flow forecasts.
• Attend site and client meetings to provide commercial insight.
• Mentor junior commercial team members.

Job description

JOB TITLE: Quantity Surveyor

HOURS: 8:00-5:00pm - 38 hours, Monday-Friday with 3:00pm finish on Friday

REPORTS TO: Commercial manager

Where you fit:

As a Quantity Surveyor you play a vital role in ensuring the commercial success of projects. You will work closely with the Commercial Manager and wider delivery teams, providing cost management, contractual expertise, and financial control across live projects.

Key Objective: To deliver accurate cost planning, commercial control, and value management of live projects, supporting the Commercial Manager in protecting margin and mitigating commercial risk.

Job Challenge:

To maintain tight financial and contractual control across multiple projects, ensuring costs are managed within budget, risks are identified early, and variations are properly captured, valued, and agreed.

Main tasks:

• Support the Commercial Manager in overseeing the commercial performance of projects.
• Prepare and manage project cost plans, budgets, and forecasts.
• Draft, submit and agree interim valuations and final accounts.
• Ensure accurate and timely preparation of applications for payment.
• Track, value, and agree variations with clients and supply chain partners.
• Support the negotiation of contracts, warranties, and commercial terms.
• Provide commercial input to procurement, subcontractor appointments, and supply chain management.
• Prepare regular cost reports and cash flow forecasts, highlighting any risks or opportunities.
• Attend site and client meetings to provide commercial insight and support project teams.
• Contribute to updating the Work in Progress (WIP) sheet and commercial reporting.
• Monitor and report on commercial risks, ensuring early warning and mitigation strategies are in place.
• Provide guidance and mentoring to junior members of the commercial team.

Key Performance Indicators:

• Accuracy of cost reporting and forecasts.
• Timeliness of applications for payment and agreement of variations.
• Effective management of subcontract accounts and procurement.
• Contribution to project profitability and margin protection.
• Quality of commercial reporting to the Commercial Manager.

Required Competencies

• Qualifications
  • A Level or equivalent standard of education.
  • Construction sector qualifications.
• Experience
  • At least 5 years experience in the Rainscreen, facades, cladding or ideally full envelope
  • Proven track record of managing multiple projects simultaneously.
• Knowledge & Skills
  • Strong understanding of JCT/NEC/Bespoke contracts.
  • Excellent cost management, reporting, and forecasting skills.
  • Strong negotiation and client-facing abilities.
  • Proficient in managing subcontractor accounts and procurement.
