Job summary

Fawkes and Reece is recruiting a Quantity Surveyor for residential developments in Cardiff. You will manage commercial aspects from inception to final account, working closely with the Commercial Manager, site teams and subcontractors to keep projects on budget and improve profitability.

The role requires prior QS experience in housebuilding or residential construction, strong cost control, excellent negotiation and communication skills, and a full UK driving licence.

• Negotiating subcontractor accounts and final accounts.
• Monitoring project budgets, forecasts, and cash flow.
• Producing accurate cost reports and commercial updates.
• Identifying commercial risks and implementing cost-saving opportunities.
• Building and maintaining strong relationships with clients, suppliers, and subcontractors.
• Supporting the successful delivery of projects on time and within budget.

Job description

The Role

As a Quantity Surveyor, you will be responsible for the commercial management of residential housing developments from inception through to final account. Working closely with the Commercial Manager, Site Teams, and Subcontractors, you will ensure projects are delivered on budget while maintaining high standards of quality and profitability.

Key Responsibilities

• Preparing and reviewing subcontractor packages, procurement, and valuations.
• Negotiating subcontractor accounts and final accounts.
• Monitoring project budgets, forecasts, and cash flow.
• Producing accurate cost reports and commercial updates.
• Identifying commercial risks and implementing cost-saving opportunities.
• Building and maintaining strong relationships with clients, suppliers, and subcontractors.
• Supporting the successful delivery of projects on time and within budget.

About You

• Previous experience as a Quantity Surveyor within the housebuilding or residential construction sector.
• Strong commercial awareness and cost management skills.
• Excellent negotiation and communication abilities.
• Ability to manage multiple projects simultaneously.
• Degree qualified in Quantity Surveying or a related discipline (preferred).
• Full UK driving licence.
